PACK­AGES PRO­VIDE A TOP 10 HIT

SPRING­FIELD Lakes is fly­ing the flag for Queens­land, emerg­ing as the only sub­urb in the state to make the na­tional top 10 most pop­u­lar house and land pack­ages.

In­ter­nal search data by realestate.com.au put Spring­field Lakes as the most viewed sub­urb in the state for house and land pack­ages, with the sub­urb com­ing in sec­ond na­tion­ally be­hind Berwick in Vic­to­ria.

REA Group chief econ­o­mist Nerida Con­is­bee said Queens­land dom­i­nated de­mand for master-planned com­mu­ni­ties, but was not as prom­i­nent when it came to house and land pack­ages.

Af­ter Spring­field Lakes, the most pop­u­lar sub­urbs searched for house and land pack­ages in Queens­land were North Lakes, Mango Hill, Pim­pama, Rochedale, Thorn­lands, Coomera, Yarra­bilba, Ca­bool­ture and Jim­boomba.

Matthew Wal­lace, man­ag­ing direc­tor of Lendlease’s Com­mu­ni­ties busi­ness, said with “en­vi­able amenity” at Spring­field Lakes’ doorstep, the de­vel­op­ment was now see­ing some early own­ers look to up­grad­ing within the sub­urb.

“We are see­ing a trend to­wards res­i­dents al­ready in Spring­field Lakes up­grad­ing to new ar­eas within the com­mu­nity. De­mand for fam­ily blocks which of­fer some back­yard, wider frontage, four bed­rooms and dou­ble car garage con­tinue to be most pop­u­lar with lots over 400sq m pro­duc­ing the highest sales in the past 18 months.”

Four bed­rooms and dou­ble car garage was the most pop­u­lar con­fig­u­ra­tion of house, with land most com­monly over 400sq m.

House and land pack­ages run from $380,000 to over $550,000. Around 70 per cent of fi­nal lake­side ad­dress “The Penin­sula” had sold out, with Lendlease set to re­lease its first blocks of land in its neigh­bour­ing com­mu­nity Spring­field Rise in May, priced from $192,500.

Bar­bara and Christo­pher Ma­son ( pic­tured above) are among the new­com­ers drawn to Spring­field Lakes, hav­ing sold the home they’d lived in for 20 years in Ade­laide.

“We wanted to be part of a com­mu­nity. I think if you live with younger peo­ple, you get a good mix as op­posed to go­ing into a re­tire­ment vil­lage. I still want a house and gar­den.” The cou­ple ex­pect their new home to be ready by Christ­mas.
