WITH 40m of wa­ter frontage on two sep­a­rate ti­tles, this north-fac­ing res­i­dence in the de­sir­able Noosa Wa­ters en­clave of­fers a lifestyle of dis­tinc­tion.

Built by the Paul Clout De­sign team, the four-bed­room house on 1600sq m not only over­looks the canal, but an ex­pan­sive out­door space in­cor­po­rat­ing an es­tab­lished yard and a 25m in­fin­ity edge mag­ne­sium pool, heated spa and swim-up bar with a ser­vice area and sub­merged stools.

A jetty runs off the east­ern end of the prop­erty, pro­vid­ing moor­ing for a large boat and ser­viced by wa­ter and power.

On en­try to the lower level of the res­i­dence a curved hall­way with walls of glass opens through tim­ber framed glass stacker doors to a cen­tral pa­tio with a pond and frangi­pani tree.

From the pa­tio, four more sets of stacker doors pro­vide ac­cess to a front liv­ing room as well as a rear com­bined kitchen and din­ing space and a for­mal lounge with gas fire­place.

Three more sets of stacker doors then open to a rear deck and cov­ered pa­tio look­ing to the pool and canal.

The house’s clever use of glass al­lows for plenty of nat­u­ral light and cool­ing breezes, with the de­sign also tak­ing ad­van­tage of the win­ter sun from its north as­pect.

High ceil­ings and pol­ished hard­wood floors, along with a suite of qual­ity ap­pli­ances and stone bench tops in the kitchen, fur­ther ac­cen­tu­ate the level, which is rounded out by an of­fice, bath­room, laun­dry and dou­ble garage.

Up­stairs, reached via a marble stone stair­case, com­prises the sleep­ing quar­ters and an­other bath­room.

At the rear of the level is the main bed­room, which has elec­tric blinds, stacker doors to a pri­vate ter­race and an en­suite with a spa bath and sep­a­rate shower.

The three other bed­rooms also fea­ture pri­vate bal­conies, as well as built-in wardrobes, with two in­clud­ing en­suites.

Other fea­tures of the house in­clude ducted air­con­di­tion­ing, am­ple stor­age space, a lawn locker with roller door and a com­put­erised ir­ri­gated wa­ter­ing sys­tem.
