BEFORE Susie and Matt James bought this four-bedroom residence on 467sq m about two-and-a-half years ago, they already lived in the area and weren’t looking to buy.

“Susie’s brother saw the place and told us to take a look; we did and instantly loved it,” Mr James said.

“The large front door and wide entrance hallway set the scene for the entire floor plan, while the kitchen, featuring extensive African black granite benchtops, was different to anything we’d seen.

“Another selling point was the practicality of the space – the downstairs kitchen, living and dining area opened directly to the deck and glassed fenced pool with spa beyond, which meant we could keep a close eye on our two young daughters as they had a swim, and no space was wasted across the lower and upper levels.”

From the front door, the hallway leads past a powder room, double garage, storage cupboard and laundry with external access to a set of stairs leading up to the open-plan kitchen, living and dining space.

To the left, the sleek black kitchen is masculine in style and set off by a range of mod cons including Siemens appliances such as a steamer, induction cooktop and programmable oven, dishwasher and built-in coffee machine.

There is also a butler-style space, separated for food preparation and featuring an additional sink.

Polished bamboo floors and a neutral colour scheme across the rest of the level provide a balancing touch, while the sliding doors to the deck let in plenty of natural light.

A ceiling fan, kitchenette and Electrolux barbecue equip the outside space, with high bamboo hedging framing the backyard and pool for ample privacy.

Back inside, a central glass and timber staircase leads upstairs to the bedrooms, with the main bedroom, privately located at the rear of the floor, including a walk-in wardrobe with sensor lights, a wellappointed ensuite, two ceiling fans and enough space for a sofa.

Towards the front of the level are the other bedrooms, all with built-in wardrobes and serviced by a family bathroom.

An office and additional living area also feature upstairs, along with flooring of plush carpet.

Features across both levels include built-in speaker systems, ducted and zoned airconditioning and Methvan tapware.

“The wiring is another topnotch inclusion, with a data system including 16 separate ports,” Mr James said.

Other features of the residence include ample storage space, electric gates and alarm, security video, ducted vacuum and solar systems.
