Tenants make fast work of new outlet

A $20 MILLION services and convenienc­e shopping centre that includes the Gold Coast’s first Starbucks drive-through restaurant has opened at Southport.

Servico on Olsen, fronting major thoroughfa­re Olsen Ave, includes a Shell Coles Express and KFC as anchor tenants.

The centre includes 10 other shopfronts, with one of them secured by a burger business and a leasing push under way for the others.

Servico has been developed by private Brisbane company Empirica on an 8909sq m site bought for $4.95 million last year.

Empirica is also developing a $20 million Shell service centre on the Pacific Highway at East Coomera.

The leasing campaign for Servico on Olsen is being run by Kelly Burton, of Colliers, and Lizzie Wheeler, of Knight Frank. Anchor tenants Shell Coles Express, KFC and Starbucks are on leases of from 12 to 15 years.

Miss Wheeler, who has been involved in the project since the design stage, said the latest tenant, Burger’d, had taken 64sq m on a seven-year lease.

“Since the national tenant signage has been erected, we are seeing an influx of interest,” she said.

Ms Wheeler said an adjacent new signalled intersecti­on on Olsen Ave was providing direct access into Servico from seven lanes of traffic. She said Servico’s remaining tenancies ranged from 62 to 174sq m and could be combined to provide larger floor areas.

Ms Buxton said Empirica was looking for quick-service food and beverage tenants, such as fish-and-chip, pizza and sushi operators.

“Three of the larger tenancies are medically approved so we can accommodat­e those type of services, as well as health and recreation operators,” she said.

Empirica’s Matthew Volk yesterday said the Olsen Ave site was chosen because of expected population growth in the area.
