CENTRE CLOSE TO FULL ON BACK OF $700K MAKEOVER

Just two tenancies remain in this Ashmore commercial centre that boasts 50 carparking spaces and a hard-tobeat location near a busy road and shopping centre

AN Ashmore commercial centre is approachin­g full occupancy after a $700,000 makeover.

The Ashmore Commercial Centre, at 115 Currumburr­a Rd, has been owned by the Yeh family since 2009 when they paid $4.15 million to buy it from Tom and Rosa Panzarino.

Tenants at the property, which has undercover parking for more than 50 vehicles, include Dominos, Hartnell Realty, 5th Avenue Dance Studio, Campbell Accounting, Cutting Edge Hair Salon and Susie’s Massage Treatment.

The latest refurbishm­ent of the centre, which is next to Ashmore Plaza shopping centre, included a modern facade with new screens.

Two tenancies remain in the centre, which has a total of 19 tenancies.

Ray White Commercial agent James Young, who recently secured St John’s Ambulance on a three-year lease for a 125sq m space in the centre, said interest has been strong in the remaining spaces, which span 175sq m and 105sq m.

“We’ve had a number of inquiries for the remaining spaces and prospectiv­e tenants have been quite taken by the new look of the building,” Mr Young said.

“The available tenancies, one of which has been recently renovated, would suit a range of profession­al and retail uses including a legal firm, marketing agency, IT company or health profession­al.

“The property is well located with a very stable tenant mix, and the exterior refurbishm­ent of this building gives new tenants the opportunit­y to set up in a highly active location that is freshly presented to the market.

“In fact, the entire corner has been given a new lease on life with the upgrading of the service station next door.”

The leasing rate is listed at $250sq m plus GST, including outgoings. The centre is near the corner of Currumburr­a Rd and Cotlew St, next to a busy roundabout, and providing high visibility.

Recent sales activity in the area includes a Sydney investor buying two lots of tenancies at Ashmore Plaza within a month-long period.

The shopping centre is anchored by Woolworths.
