EMERALD TOWER OFFERS MIXED USE

THE office building at Emerald Lakes is on the market after a lease deal was signed for the top floor of the five-level tower.

The 3027 Town Centre Drive building is being put to the market by Pointcorp, which bought the assets of the Emerald Lakes developer Nifsan Developmen­ts in August, 2017. The properties included two developmen­t sites in Nerang as well as the office tower, which has ground-floor retail spanning two lots and including a section across from the tower.

There is 4325sq m of offices across four levels of the tower and 1005sq m of ground-floor retail space.

Office tenants include Cardno, MWM Advisory, Landmark White, Tribeca Homes and Uniting Church while retail tenants include a pharmacy, hairdresse­r, Indian restaurant and real estate agency.

The Pointcorp properties are being marketed by CBRE’s Jonathan O’Brien, Kyle Youngson and Steve Clark in an expression­s-of-interest campaign that closes on May 2.

Mr Youngson said the properties had attracted high-calibre tenants.

“This central location has been a drawcard for tenants wanting quick access to both the M1 and the Gold Coast’s major business hubs,” Mr Youngson said.

Mr O’Brien said the top-floor lease was further evidence of a declining office vacancy rate on the Gold Coast.

A financial services company has taken a five-year lease with options for the top floor. The building has an overall vacancy rate of 17.6 per cent and a fully-leased annual income of $1.9 million.
