MARKETERS SOLD ON WORONGARY

THE Gold Coast buyers of the Worongary Business Park plan to run their marketing firm from the premises after spending $1.55 million on the half-vacant property.

The park, at 23 Mudgeeraba Rd, was sold by Lifeline Group, linked to Sachin Gupta, which paid $1.12 million for the property in 2014.

Worongary Business Park is located on a 2879sq m block and has four tenancies, with two occupied by accountanc­y firms and two vacant spaces with approval for a medical centre.

The tenants return annual rental income of $51,057 plus GST to the owner.

They occupy 100sq m offices and have three-year leases in place with three-year options.

Marketing agent Luke Henderson, of Profession­als Mermaid Beach, said he was approached by the new owners following an auction campaign that ended in January.

Mr Henderson said the buyers, as well as the underbidde­r, were attracted to the premises because it was close to where they lived.

He said the new owners planned to move into the two vacancies, spanning 260sq m, and use them as a base for their marketing business.
