THE state government is tapping developers and health and knowledge-based businesses for interest in the first individual lot for sale within the Lumina commercial area in the Health and Knowledge Precinct.

Lumina is the Queensland government’s 9.5ha development aimed at attracting life sciences, health and technology-related businesses to the area to complement $5 billion in investment including Griffith University, Gold Coast University Hospital and the residential community known as Smith Collective.

The 7087sq m 2E block tagged as “development-ready land” is being marketed by Steve Clark of Clark Property Partners together with Sandro Peluso, Josh Twelftree and Mark Witheriff of CBRE.

No price has been released for the block, located within the Parklands Priority Development Area, however it is understood the land could fetch up to $7 million.

It follows an announcement earlier this year that an $80 million specialist children’s health and education centre will be built within Lumina by Evans Long.

Mr Clark said the 2E site represents an opportunity for a developer or business with experience in the health, knowledge, research or technology spaces to secure a position in a “world-leading precinct”.

“We envision this space being the new home of a business that brings more bright minds to Lumina and leverages the collaborative nature of surrounding institutions and organisations,” Mr Clark said.

“As we face COVID-19, there is a shift in focus towards research and development, both publicly and privately, and we are seeing an increase in demand from tenants in this space.

Mr Clark said there is potential for allied health, aged-care, child care or education organisations to move into the precinct.

The tender sale ends on August 27. Lumina is expected to support 12,000 jobs and inject an additional $1.4 billion to the state’s economy upon completion.
