Alceon surges on with Acuity

THE Alceon Group has embarked on the third stage of its Acuity Business Park at Robina, a “sexy” two-level building that has spurred interest from buyers and tenants.

Queensland project director Paul Huston said Alceon expected to complete the building by December.

Constructi­on is under way as with workers poised to reach podium level on stage two at Acuity, a five-level building which TAFE Queensland has leased for 10 years, with an option.

Stage one at Acuity was completed last year and sold to a company owned by Brisbane’s Raptis seafood family for $41.2m.

The four-level building has housing company Metricon as its major, and naming rights, tenant.

Mr Huston said stage three would provide a modern Agrade suburban office building with a five-star NABERS rating.

“The distinct architectu­ral design will give the building a unique identity. It will stand out between the two larger

Acuity buildings. It will be a really sexy developmen­t.”

Mr Huston said a feature would be a 1000sq m top floor that was completely free of columns. The net lettable area on the ground floor would be 870sq m.

There would be 66 basement parking bays and visitors would have the use of 30 shared Acuity ground-level spaces.

Mr Huston said the gross leasing rates were expected to be in the $480 to $485 a square metre range.

“We already have had a huge amount of inquiry, both from people wanting to lease space and from buyers.

“Many people are tired of operating from substandar­d buildings.”

Mr Huston said Alceon’s Acuity project was shaping an interactiv­e business community, something that would be cemented by the TAFE building’s amenities.

He said TAFE would provide barista, bakery, hair and beauty, gymnasium and restaurant services.
