THE buyers of 2021’s top record-breaking home had been househunti­ng in the ritzy boaties’ enclave of Sanctuary Cove before settling on a luxury new build in the unassuming northern suburb of Oxenford.

The $2.715 million sale of 9 Temple Island Cct in May smashed the previous record of $1.28 million set in January by a whopping 112 per cent, data released by REA Group shows.

It was not only the Coast’s most outstandin­g recordbrea­ker of the year, but also took out second place in the national ranking of suburbs where a new high sale price was set in 2021.

The suburbs were ranked by the percentage difference between the 2021 record and the previous most expensive sale, based on houses listed on realestate.com.au this year.

Marketing agent Khan Robust, of Robust Real Estate, said the five-bedroom house on a 1,000sq m block fronting Regatta Lake was a unique offering for Oxenford, an area where buyers can still purchase for under the Gold Coast median house price of $850,000.

The buyers had recently relocated from interstate and were unfamiliar with the area before discoverin­g the architectu­rally designed home, which was completed in 2018 by a builder known for his work on up-market Sovereign Islands, Mr Robust said.

“The home deserved to be in more of a Sovereign Islands or Sanctuary Cove postcode, however even at this current price tag, it was still seen as good value because it would have been twice the price if it had been located in one of those suburbs,” Mr Khan said.

He said Oxenford had experience­d strong growth in 2021, with the price of nearby waterfront homes up around 30 per cent, on the back of demand from interstate buyers drawn by the suburb’s proximity to both Brisbane and the Coast.

“Oxenford is interestin­g because you’ve got three different pockets.

“You’ve got acreage properties, you’ve got lakefront, and then the standard residentia­l homes which are a mix of existing houses and some new estates popping up.

“There’s definitely a broad spectrum but Oxenford is still more affordable compared to most other suburbs on the Gold Coast.”

The Coast’s second highest ranked record sale at 757 Tallebudge­ra Creek Rd also made the national top 10 list.

The five-bedroom home on 3.87ha in the prestigiou­s semirural location was marketed

by John Fischer, of PRD Real Estate, and sold for $5 million in March – up 92 per cent from the suburb’s previous high sale.

REA Group director of economic research Cameron Kusher said the diverse suburbs which made up the Coast’s top record breakers indicated the market’s strength as a lifestyle destinatio­n with appeal beyond the iconic oceanfront strip.

“While the Gold Coast has seen a bumper year for real estate activity with strong demand and high prices, it’s quite informativ­e to look at the suburbs in which record sale prices were achieved in 2021,” Mr Kusher said.

“Most of the suburbs are not glitzy beachfront addresses such as Surfers Paradise, Main Beach, Mermaid Beach or Burleigh Heads. They are typically suburbs away from the coast, with many of them in hinterland type areas.

“This highlights that the Gold Coast really does offer buyers the best of both worlds, with the desirable coastal properties alongside the lifestyle and tree change areas that are still within close proximity to the beaches,” he said.

Rounding out the Coast’s top five were a custom Hamptons-inspired new build with mountain views at Springbroo­k; a four-bedroom home on 4.13ha at Advancetow­n in the Hinterland marketed as a “Covid hideaway”; and a bold architectu­rally designed new home at Burleigh Waters known as the Eagle House.
