A Ripe Market for Modern Man Caves

A collection of designer commercial spaces is set to change the way storage facilities are presented and utilised on the Gold Coast, says Kollosche Commercial agent Adam Grbcic.

Described as Man Caves, She Sheds or sometimes even

referred to as Dens of Equality, the need and desire for comfortabl­e commercial spaces is growing on the Gold Coast.

Finding a secure space in which to store, create and connect outside of the home is an ongoing challenge for small business owners, creatives and those whose possession­s

simply outweigh their capacity to keep them.

The preference for boutique apartment living in beachside locales has further given rise to the need for more than a capark and a storage cage to satisfy the requiremen­ts of those owners with a collection of leisure toys or even prized artwork.

Often referred to as Man Caves or She Sheds, these spaces have evolved to a point where creature comforts such as kitchenett­es, bathrooms and air-conditioni­ng are included

Baja Group has this week launched Sanctuary, a luxury collection of 70 multi-level spaces at 515 Olsen Avenue

in Southport where access is easy to the M1 and Smith Street Motorway.

The spaces range from 90 to 141m2 and will be set over three levels, connected by a lift, with total clearance heights of six metres on the first level, seven metres on the second level and up to four metres on the rooftop level.

The ground floor is finished in showroom-style epoxy resin while the first floor will feature engineered timber to give the space an inviting, domestic warmth. Interior walls and ceilings are painted and LED downlights will be fitted throughout.

Interest in these upmarket commercial spaces is likely to be

split between local owner occupiers seeking a better work-life balance, and investors who are attracted by a 6 per cent yield and 12-month rent guarantee.

For investors, this asset category is more affordable than housing and has become a popular purchase for self-managed super funds and parents buying an asset for their children in

lieu of a house deposit.

The increasing cost and limited supply of storage on the Gold Coast is another factor driving the demand for these upmarket commercial spaces, with buying a more viable option when rental spend is compounded over longer terms.

Priced from $470,000, the timing of Sanctuary’s release could

not be better for business owners and those looking for a creative canvas suitable for secure storage or a space away

from the home or a traditiona­l office.
