Mansion with DA up for $19.75m

MANSION on so-called “millionair­es’ row” in Mermaid Beach has been listed for sale at $19.75m – after drama with residents about a proposed four-storey redevelopm­ent.

Owner Scott Headland has been at loggerhead­s with his Mermaid Beach residents over the property since 2020, when he lodged a Developmen­t Applicatio­n with the Gold Coast City Council to turn the sixbedroom coastal abode into a four-storey luxury developmen­t titled One One One.

At the time, it was announced, Mr Headland said it was an attempt to give wellknown Hedges Ave a “facelift”. But some residents argued that the building’s appearance was too tall, not up to an “excellent” standard and not in keeping with the rest of the buildings in the area.

Although approved by the local council in December last year, residents took their case to the Brisbane Planning and Environmen­t Court, where it will be heard in the coming months.

Michael Kollosche of Kollosche, marketing the property with colleague Tony Velissario­u, said the court case had no bearing on the sale of the propA erty and would not necessaril­y stop a developmen­t being built.

“The property has been listed and council approval for a three or four-storey developmen­t remains,” Mr Kollosche said.

Mr Headland has owned the house at 111 Hedges Ave, known as Little Dune, since 2002, when he bought it off developer Russell Leary for $6m.

It was previously listed by Mr Headland in 2019 with a price tag of $9.95m. He later dropped the price by $500,000 before taking it off the market.

It is on a 769sq m block with a rare 19m of absolute beach frontage. Spanning two storeys, the house has been designed to capitalise on the ocean views and is divided into separate wings for privacy.

It has an alfresco terrace, 18m beachside lap pool and spa, a four-car off-street garage, home office, sauna and gym. It is fully fenced and protected from erosion by a rock wall.
