15-STOREY TOWER APPROVED FOR BROADBEACH SITE

A PROMINENT beachside site in Broadbeach will be redevelope­d into a mid-rise tower after the project was given the green light by council.

The 15-storey tower, earmarked for the Karoola site on Broadbeach Boulevard, will begin constructi­on in early 2023 and is significan­tly smaller than the 24-storey building original submitted by its developmen­t partners – Gold Coast-based QNY Group and veteran Melbourne-based residentia­l developer Glenvill Developmen­ts. QNY Group director Anthony Quinn said significan­t work was done to address the Gold Coast City Council’s concerns about its height.

“Our team worked closely in consultati­on with council officers along with Councillor­s to redesign the building to satisfy council’s initial concerns regarding height, and the result is an even more bespoke residentia­l offering that lends itself to the exclusive position that is 21 Broadbeach Boulevard,” he said.

Mr Quinn bought the 511sq m site for $10m in an off-market sale earlier this year.

He paid nearly $20,000 a square metre after months of aggressive bidding and competitio­n from multiple local and interstate developers.

The tower will have 12 fullfloor units and a double-storey beach house on its lower levels.

Each unit will have three bedrooms. The tower is Glenvill Developmen­ts’ first Gold Coast project after five decades in the industry. CEO Len Warson said he was attracted to the project to develop a rare beachfront site.

“The incredibly rare and coveted location of this project has instigated an unpreceden­ted number of expression­s of interest already, even without people seeing the design,” he said.
