This shack is go­ing to cost a shed-load

PER square me­tre, this could be Aus­tralia’s most ex­pen­sive prop­erty — even though it’s roughly the size of three pub­lic toi­let cu­bi­cles and, de­pend­ing on the tide, comes with a pri­vate beach about 5m wide.

The boat­shed in the Suther­land Shire en­clave of Bur­ra­neer is for sale at $350,000, but the roughly 9sq m of floorspace means each square me­tre costs $39,000.

This is dearer per square me­tre than a Vau­cluse man­sion cur­rently listed for $60 mil­lion, which works out to about $30,000 per square me­tre.

The Bur­ra­neer boat­shed over­looks the cov­eted Port Hack­ing wa­ter­way and is a short boat ride from Cronulla.

Owner Matt Short pur­chased the shed with a friend in the 1990s to give their daugh­ters a sanc­tu­ary to en­joy wa­ter sports.

The cabin is her­itage-listed and cannot be knocked down and sits next door to other sim­i­lar sheds. Mr Short said the price was in line with what other sheds sold for in the area.

It is rare for boat­sheds to be sold as in­di­vid­ual prop­er­ties in NSW. Last year a shed in Na­rooma, on the South Coast, was listed for sale at $160,000.
