MAKING A GOOD IMPRESSION
TO promote your property for sale and achieve the best price – whether the market is remaining stable or declining – it is critical to consider the following:
Display the best possible photos of the property on the internet;
Place the property in a price category that is immediately (or within five to eight days) seen as value versus competing properties;
Give due consideration to immediate “buyer feedback” and or “written offers to purchase” delivered by the agent;
If the property is not receiving inspections/inquiries/offers then most likely the asking price versus features and street appeal is being judged by potential buyers as too high and therefore not value. In this case, either a price adjustment is required or the method of marketing should be changed. Both these options are available to re-invigorate buyer interest.
Many buyers are using the internet photos and a drive-by to make a decision...
If both you and the agent are satisfied that these points are relevant to an individual property and there is still no sale, the property needs to receive an improvement to its marketing program.
Many buyers are using the internet photos and a drive-by to make a decision on whether they will carry out a physical inspection.
As always, first impressions count.
