Add style to entice buyers

would if you were buying it.

If you have made the decision to sell, it is paramount that you start to loosen up on your attachment to it and commence the “letting go” process.

There’s often an indescribable energy which people pick up on, they often walk out and say “it just doesn’t feel right”.

Ms Robinson said sellers who “let go” and make that extra effort to prepare their property are most often rewarded with a higher price than they may have expected.

Even if you think your house looks empty and no longer homely, just know as far as the camera lens is concerned it will look great.

Also consider that a busy open home may result in more than 20- 30 people through within an hour.

If they can move around with ease and not get confused with posters on walls and other stuff they are more likely to appreciate the home. Light, bright and clean Your house can never be too clean when you are selling.

If you are not a good cleaner, employ some help.

All windows, louvres and blinds should be clean.

Homes that present light, bright and clean are much more appealing to the market.

All windows and doors should be open (weather per- mitting) on open day and all lights on.

Ensure all the bulbs work and check them at night and ensure all downlights are working and are giving out the same level of light.

Is there a dark feature wall or dark curtains?

Feature walls are really a thing of the past and often close a room in.

Uniform, neutral or light colour tones work best.

Keep them light, nothing too yellow or too pink.

Tatty old curtains or blinds can age the house, it’s better to have nothing if you can’t afford to replace them.

Torn or tatty flyscreens or broken fixtures are a no-no.

Minimise the maintenance factor and clean and tidy up. This can transform an old house into an appealing home. Styling fluff and puff If you have any old furniture that you were thinking of giving to charity, or selling in a garage sale, do it prior to the sales process. Again, less is best.

Nice, trendy furniture and furnishings are now available for rent if you don’t want to buy.

Check the positioning of everything, add a touch of colour – a few nice well positioned throw cushions go a long way. Keep floor rugs to a minimum, they can close in a space and make it look smaller.

In bathrooms, minimise personal bits and pieces, clean up the drawers, spray some room spray or burn a candle and add clean fluffy fresh towels to lift an otherwise “cold” space.

A few fresh things around the house – a couple of well positioned pot plants in nice planters, some elegant cut flowers and nice bowl of fruit – will lift its appearance.

Jus t r e m e m b e r a f r e sh “touch” is all that is required.

It’s more important that defects are minimised and the home is presented in the best possible manner.

Light, bright and well ventilated interiors are much more attractive.
