Big blocks to en­joy a big life

WHEN lo­cal de­vel­op­ment firm Ur­ban Prop­er­ties first be­gan plan­ning the Mill­house Es­tate pro­ject at Ed­mon­ton, they quickly re­alised what the Cairns mar­ket was miss­ing – peo­ple wanted big blocks to live a big life.

Util­is­ing years of ex­pe­ri­ence and ex­ten­sive re­search, the team at Ur­ban Prop­er­ties dis­cov­ered peo­ple wanted to build their dream home on larger blocks in a sub­urb that was close to the city but also af­ford­able and con­ve­nient.

Ed­mon­ton pre­sented the per­fect op­por­tu­nity – it’s a short drive to the Cairns CBD and in­ter­na­tional air­port, and of­fers the spa­cious and re­lax­ing life­style that Trop­i­cal North Queens­land is renowned for.

Ur­ban Prop­er­ties de­cided early in the plan­ning phase for Mill­house Es­tate that it would dou­ble the size of the av­er­age block in Cairns.

Most of the 65 lots at Mill­house Es­tate have now been sold – just 16 blocks are still avail­able, rang­ing in size from 800sq m to 1,136sq m.

Of those, only three re­main avail­able with a 25m wide frontage. The ma­jor­ity of lots

have been sold to young fam­i­lies who will be owner-oc­cu­piers.

“When we planned Mill­house Es­tate we could have sub­di­vided the land into more, but smaller lots,” Rachel Fen­nell from Ur­ban Prop­er­ties said.

“How­ever we de­cided to cre­ate fewer, but sig­nif­i­cantly larger al­lot­ments – the av­er­age is 1000sq m. As such, our mes­sage to buy­ers has been ‘Big Blocks’.

“What this re­ally means is greater free­dom when it comes to util­is­ing avail­able land.”

Com­bine the gen­er­ous size of the lots, the scenic lo­ca­tion nes­tled at the foot of the Lamb Range to­gether with the bright fu­ture pre­dicted for Ed­mon­ton, and there’s a recipe many peo­ple are search­ing for in a new home es­tate.

Ex­perts pre­dict Ed­mon­ton and the south­ern sub­urbs of Cairns are on the cusp of an ex­cit­ing boom. Pop­u­la­tion growth is pre­dicted to rise, retail ex­pan­sion is on­go­ing and plans for a $1 bil­lion busi­ness and in­dus­try park are pro­gress­ing to mar­ket-ready stage.

All of the blocks at Mill­house Es­tate are ti­tled, mean­ing con­struc­tion can start im­me­di­ately. All blocks have high grade soil qual­ity, are flat with no bench­ing or com­paction re­quired and the es­tate fea­tures un­com­pli­cated and non­re­stric­tive build­ing de­sign covenants.

Larger block sizes like th­ese will never be seen again so close to lo­cal ameni­ties, all within a 20-minute drive of the Cairns CBD.

“While some peo­ple crave space and pri­vacy with a large sprawl­ing gar­den, oth­ers have prac­ti­cal needs to ful­fil which might in­clude a shed to house the boat or a granny flat for ex­tended fam­ily,” Rachel said.

“The lim­ited stock, in­creas­ing de­mand and lat­est real es­tate data re­ally is a call to ac­tion for prospec­tive land buy­ers – this is the last time to se­cure a quar­ter-acre block and cre­ate your own ver­sion of the great Aus­tralian dream.”
