Block’s rare opportunity

-

Ray Murphy from RE/MAX Real Estate Services Cairns sold Lot 100 Wilkinson St, Kewarra Beach for $381,000. This rare piece of vacant land (2935sq m) has dual street access off Wilkinson and Leonard street. Backing onto a seasonal creek, this landscaped allotment will allow the buyer many desirable options. THERE is a fine line between “big noting” and flying under the radar when it comes to blitzing your own sales records.

For real estate agent Alison Grose, achieving 20 sales in one month is just another highlight in a career spanning 26 years.

Sixteen of Ms Grose’s sales included vacant land in a new release in Kanimble Heights, three were houses in Brinsmead and Kanimbla and the remaining sale was the resale of a block of land on McFarlane Dr.

“The land was mostly level larger blocks with some views of the city or mountains, and some backing onto reserve,” she said.

“All our purchasers were local residents, many have already rented or lived in the area and have been waiting for a new land release, (and) many of the buyers have friends already residing in the area.”

Ms Grose believes Kanimbla has transformed into a soughtafter suburb in Cairns.

She said demand was often high for the “smaller suburb”, which has less than 1000 homes.

“With land sales at Kanimbla, I do not actually have a personal assistant so all the work on my sales is completely done be me, except occasionally with some houses where I may do a joint listing with one of my colleagues.”

While Cairns might be “hot” for sales at the moment, the Cairns Property Office agent is also familiar with the city’s real estate lows.

“I believe the market is in a stage of just moving along in a fairly steady turnover,” she said.

“Without any major projects coming out of the ground it keeps speculation to a minimum, which is actually a good thing for families wanting to secure a family home at stable prices.

“While interest rates are at record lows, everyone should do their absolute best to get into the market and if you cannot afford the dream home you want to live
