benefit of modern construction and no on-site management, body corporate costs have also been kept to a minimum – something we see as a real point of difference in the market.”

The first 11 units in the 15-unit complex have been completed, with owners likely to move in before Christmas.

“Construction is ongoing for ... three additional units and a detached villa,” Mr Quaid said.

“Completion is anticipated by the end of the calendar year.”

Prices currently range from $295,000 to $350,000.

“While Clifton Beach has long been regarded as one of our more family-friendly residential neighbourhoods on the northern beaches, like much of Cairns there has been little new unit development in the past five years.

“As conditions have improved however, a real demand has emerged for modern apartment living and something “different” in the market.

Mr Quaid said the units would likely appeal to young couples looking for low-maintenance living, first-home buyers wanted to tap into the $20,000 First Home Owner’s Grant and investors opting for a “lock and leave” property.

“We see the apartments as predominantly offering appeal for long-term living, either owner occupied or tenanted.

“However, there is certainly potential for holiday use of the apartments, either year round or while owners are away.

“Services such as AirBnB are becoming increasingly popular and offer owners a relatively easy entry to that market.”
