Do more with less
Buying with small deposits can be made less risky with certain properties or if the buyer can get specific concessions – but these can be harder to negotiate in a strong market.
Buy under market:
if you get a good deal on the price and it is below comparable properties, you will have equity from the start. These properties are usually sold off market by vendors who may want to prioritise a speedy sale.
Add value: properties with scope for improvement mean you can “manufacture equity” from the onset by doing a renovation.
Get a longer settlement: by extending the settlement period from the standard three months to six months, you can benefit from any value increases and, if given access to the property, improve the value with a renovation before settlement.
