Proposal for mystery block

- ARUN SINGH MANN

A BLOCK of land trapped between a major river and a highway, and has gone mostly unused for as long as most local residents can remember, could soon be the site of 17 new homes.

Zoned as rural, the 63,310sq m block off Callow St at Mighell, Innisfail, was once a sugar cane field but has been just grass for the last decade.

Now, the RPS Group on behalf of the Grima family’s Grima Super Fund has lodged an application to Cassowary Coast Regional Council to reconfigure the block into 17 lots.

Despite the land seemingly entrapped by the Bruce Hwy to the west and the Johnstone River to the east, the application reveals each allotment would receive a sizeable chunk of land to work with.

“It is proposed to reconfigure the lot by subdividing 1 lot into 17 lots ranging in size from 1377sq m to 4479sq m,” the application read.

“The site is currently vacant and was used for the cultivation of sugar cane.

“The locality containing the site is a mix of residential and rural uses. To the east the site fronts Callow St, which shares a common boundary with land that has been developed with single detached dwellings.”

The plans revealed that each block would be allocated building envelopes ranging from 415sq m to 759sq m for the construction of residential dwellings.

“Access to the lots would be provided by a new road reserve that would be an extension of Brett St (currently joined to Callow St) to the north east of the site and it would terminate into a cul-de-sac head at the south of the site.”

First National Innisfail real estate agent Ronnie Neary, not involved in the development plan, welcomed the news and said Mighell was growing in popularity and becoming a premium suburb of Innisfail.

Mr Neary estimated a 1300sq m block in Innisfail would sell for about $165,000, although the application made no indication of pricing.
