Top spot for crack operator

THE backside of a plumber might not be too flash but the new home of Top to Bottom Plumbing certainly is.

The Townsville company, which likes to joke about the trait of plumbers to expose themselves and has a motto of “give us a crack at it”, has moved into an excellent new office and warehouse that would have to be among the best in town.

The complex at 1 Corporate Crescent, Garbutt, has been developed in a venture by Top to Bottom owner Guy Hartley and his father, developer and builder Geoff Hartley.

While they were at it, they developed a larger project that includes space for two more tenancies.

Geoff Hartley, who also developed the successful Apex Business Warehouses in Garbutt, said he really did not think twice about embarking on this latest $ 1.8 million project.

“Guy has been renting premises ... and he needed the space. We thought this was a good area,” Geoff said.

But it had to be good. So they included features such as a two- storey glass facade, airconditi­oned offices and showroom with a mezzanine level, extra high 7m clearance ware- houses and covered parking at the rear.

Geoff Hartley said their thinking was that a quality building would attract quality tenants, even in the current oversuppli­ed leasing market.

“There’s a lot of people out there still doing well but you have to work a bit harder at ( attracting them),” Geoff said.

Guy launched Top to Bottom Plumbing in 2010. The business has grown to employ 10 people, focusing on providing maintenanc­e and repair services to the commercial and domestic markets.

They moved into their new premises this week. Guy said he and his wife, Vicky, brainstorm­ed their name and motto.

“It was something that was a bit quirky ... it’s been the best advertisin­g we’ve had,” Guy said.

Meanwhile, one of the tenancies has already been leased to suppliers Hardware 2 Site.

Ray White leasing agent Troy Townsend said a 260sq m office and warehouse was the remaining tenancy to be leased. “I think it’s a great corner position,” Mr Townsend said.

“The two- storey glass facade makes the building stand out.”

The Hartleys acquired the site, the last one vacant in the Lancini group’s Corporate Park developmen­t, about two years ago from Master Builders.
