Bohle block lures in guru

A SMALL masonry-block strip of shops in the industrial heartland of the Bohle has attracted the eye of Sydney commercial property guru Helen Tarrant.

Ms Tarrant is dubbed Australia’s queen of commercial real estate cashflow.

With the help of property scout Renay Thomas, Ms Tarrant has guided southern mum and dad investors into the purchase of 938 Ingham Rd for $515,000.

The property features long-standing tenant Bohle Burger Bar, another tenant in Mad Maggie’s Promotions and has one tenancy vacant.

Ms Tarrant said she operated a buying advocacy business, helping first-time mum and dad investors into commercial property.

Regional centres like Townsville provided the opportunit­y for mum and dad investors with budgets under $1 million to enter the market, she said.

“I believe if you choose the right property it’s not more risky than buying in metropolit­an centres,” Ms Tarrant said.

“I do think Townsville is a large enough market to provide that certainty.”

She said investors generally were looking for good tenants and cashflow.

The sale price for the Bohle property equated to a return of about 9 per cent.

Colliers Internatio­nal Townsville selling agent Shaun Mclaren said the tenancy of Bohle Burger Bar, a well establishe­d long-term Townsville business, was part of the appeal of the property, along with its good location and access.

Mr Mclaren said the property came with a three-year lease to Bohle Burger Bar, as well as other tenancies and a two-bedroom caretaker’s residence.

He said the purchase represente­d great buying for investors. The property includes a building area of 460 sqm on 1640 sqm of land.
