The sale price equates to about $1000 per square metre.

Colliers executive James Pascoe, who marketed the property, said the purchaser had plans to create stylish contemporary office space that captured the charm and style of the building.

“Some of the ideas being discussed with local interior design firm, Ethos Interiors, include the restoration of the original plasterwork ceilings and highlighting the foyer’s stunning timber staircase,” Mr Pascoe said.

“All of the expected modern conveniences will likely be added, including lift access to the first floor and new kitchen and amenities facilities.”

The two-storey building has more than 950sq m of space and is positioned on 1012sq m of land in a strategic CBD location opposite the Townsville Law Courts.

The Masonic Temple has been the meeting place of the Townsville branch of the Freemasons North Queensland since it was built in 1934. The Freemasons have opted move to smaller premises.

The building features a grand entry with an impressive staircase to the second floor.

On the ground floor, a large to conference room with folding silky oak and walnut timber doors allows it to double as a stage to a main function room.

The second floor is configured as a spacious auditorium.

Designer Anna Williams said the building’s buyer wanted to take advantage of features including its high ceilings, traditional plaster and carved timber details and stunning spotted gum timber floors. They wanted to create a high-end contemporary office space unique in the Townsville market, she said.

Mr Pascoe said there was an opportunity to open ceilings on the first floor to create an additional mezzanine floor space.

He said plans included installing the latest LED lighting technologies, energy-efficient inverter airconditioning systems and a solar array.

Control of lighting, airconditioning, solar and mechanical services would be provided by an automated building management system. The property will have about 15 onsite car parking spaces.

Mr Pascoe said the preference would be to lease to one or two large tenants but that the conversion would provide the flexibility to create multiple smaller tenancies.

“The tenancies, ideally suited to legal professionals across from the Townsville courts, will be absolutely high end and unlike many other office vacancies in the Townsville market, offered at competitive rentals,” Mr Pascoe said.

“We have the ability to tailor certain areas and fit-outs to any potential tenants looking to register interest in the property.”
