Serious buyers seek out quality

Agent tells of committed inquiries as top end of market thrives

TOWNSVILLE homes with a higher price tag are attracting more and genuine interested buyers during the global pandemic.

Smith and Elliot Real Estate principal Sally Elliott said there had been a surge of inquiries for homes priced at the higher end of the market.

“We’re getting more inquiries during COVID-19 pandemic than prior to, and they’re more dedicated inquires in as much as they’re people that are genuinely looking for properties as opposed to people who are just looking,” she said.

Ms Elliott said homes that were valued at the $400,000 mark were the properties being sold the most during the pandemic.

“Definitely more in that 400 bracket, high threes, low fours, and particular­ly in really good areas which are a few kilometres from either the CBD or near the hospital, where there’s centralise­d living,” she said.

“We did virtual inspection­s but found there were more one-on-one inspection­s which we were allowed to do.”

Ms Elliott said a Paxton St home had been for sale for nearly three years.

“For that length of time, it’s been tenanted so it’s the sort of house an owner-occupier wants to move into and make their own,” she said.

“There’s so much history with this house and so many amazing features.

“But like all us good old girls, it needs a bit of maintenanc­e.”

Ms Elliott said she felt the pandemic had created a shortage of good properties to sell.

“I think most agents are feeling that, and in the first instance everyone took a deep breath and thought ‘ oh this is terrible’, but more people have sat down to do their research and to go online,” she said.
