Warehouse nets $1.6m

A MODERN strata titled warehouse and office in Mount Louisa has sold at auction for $1.6m.

Knight Frank Townsville and Mackay took Unit 11, 547 Industry Park, to auction last month.

Knight Frank head of agency Paul Dury said that the property attracted competitiv­e bidding with seven parties registered.

A local buyer was successful and would look to occupy the premises, although Mr Dury said the property also had good leasing potential.

He said it was seen as good buying because you would be unable to replace it at that price under the current, quickly rising constructi­on costs.

The property has a 1096sq m high clearance industrial warehouse, zoned low impact, with a 182sq m profession­al office over two levels, including formal ground level entry.

The ground floor office includes reception, kitchenett­e and disabled toilet, while a mezzanine level is open plan, ready for fit-out.

The warehouse has an internal working height of 8m with access via two automatic roller shutters with 6m clearance.

It has 13 allocated car parks, including four under cover, and has good exposure to Woolcock St and the Bruce Highway.

The firm took three commercial properties to auction in Townsville in December.

At that auction, a retail warehouse property at the corner of Ingham and Kings roads, West End, sold for $2m, a two-level showroom and warehouse at 92-94 Duckworth St, Garbutt, sold for $1.3m and a 47sq m strata-titled unit in 55 Fulham Rd, Pimlico, sold for $105,000.
