CITY AND DE­VEL­OP­MENT PANEL BOTH BACK DE­VEL­OP­MENT

A $14.5 mil­lion aged care fa­cil­ity has been ap­proved in Maranga­roo.

Ital­ian Aged Care will build the three-storey, 84-bed build­ing next to its ex­ist­ing fa­cil­ity on the cor­ner of Wan­neroo Road and Maranga­roo Drive.

The City of Wan­neroo sup­ported the ap­pli­ca­tion sub­ject to 19 con­di­tions, which was en­dorsed by the Metro North West Joint De­vel­op­ment Panel on Septem­ber 1.

A re­port by the City said the pro­posal gen­er­ally met re­quire­ments of the Dis­trict Plan­ning Scheme and draft State Plan­ning Pol­icy.

It was also sat­is­fied with park­ing, traf­fic, noise and clear­ing of veg­e­ta­tion de­spite ob­jec­tions from a nearby res­i­dent.

The ap­pli­ca­tion was for­warded to the Of­fice of the Gov­ern­ment Ar­chi­tect, which raised is­sues about the de­sign, in­clud­ing it not ap­pear­ing con­sis­tent with the ex­ist­ing fa­cil­ity and lack of land­scap­ing, but the City be­lieved it met the over­all in­tent of the pol­icy.

KPA Ar­chi­tects di­rec­tor Todd Pater­son said the de­vel­op­ment would “ad­dress the age­ing pop­u­la­tion” and fea­tured a mod­ern de­sign us­ing con­trast­ing ma­te­ri­als.

“It’s not try­ing to repli­cate the ex­ist­ing aged care fa­cil­ity,” he said.

It was ap­proved by the panel sub­ject to con­di­tions, with coun­cil­lor Rus­sell Driver de­scrib­ing it as good for the com­mu­nity and Cr Frank Cvi­tan be­liev­ing it blended in well.

Con­di­tions in­clude a re­vised acous­tic re­port be­ing sub­mit­ted to Main Roads prior to con­struc­tion and one shade tree to be planted for ev­ery four bays in the park­ing area.
