AN apart­ment com­plex in Edge­wa­ter and grouped dwellings in Dun­craig will be con­sid­ered for de­vel­op­ment on Tues­day.

The Dun­craig pro­posal is for 12 two-storey grouped dwellings across 14, 16 and 18 Methuen Way, to­talling 2100sq m.

Val­ued at $2.8 mil­lion, each dwelling will have three bed­rooms, with three ve­hi­cle ac­cess points off Methuen Way, 24 on-site res­i­dent car park­ing bays and three vis­i­tor park­ing bays in the street verge.

The ap­pli­ca­tion was ad­ver­tised to sur­round­ing landown­ers with five sub­mis­sions re­ceived, of which four were ob­jec­tions.

Is­sues raised in­cluded overde­vel­op­ment with re­duced set­backs and open space and higher bound­ary walls, not in keep­ing with the area, not enough vis­i­tor park­ing and no space for bin col­lec­tions.

How­ever, City of­fi­cers have rec­om­mended the pro­posal for con­di­tional ap­proval by the Metro North West Joint De­vel­op­ment As­sess­ment Panel be­cause it is con­sid­ered to meet the rel­e­vant re­quire­ments.

“The ar­eas of dis­cre­tion be­ing sought are con­sid­ered mi­nor in na­ture and are ap­pro­pri­ate in the con­text of the ap­pli­ca­tion,” the re­port said.

The Edge­wa­ter pro­posal is for 14 mul­ti­ple dwellings across 7 and 56 Tuart Trail, to­talling 1492sq m.

Val­ued at $2 mil­lion, it pro­poses 11 two-bed­room and three one-bed­room dwellings with a sin­gle ve­hi­cle ac­cess point from Tuart Trail, 18 on-site car park­ing bays with 14 for res­i­dents and four for vis­i­tors, and an­other five vis­i­tor bays within the verge.

The pro­posal was ad­ver­tised with let­ters to 39 landown­ers and a sign on­site. The City re­ceived 44 valid sub­mis­sions all ob­ject­ing to the pro­posal.

Con­cerns raised in­cluded lack of park­ing, not in keep­ing with the area, pedes­trian and child safety with in­creased traf­fic, street trees im­pact­ing on sight­lines, in­creased noise, overde­vel­op­ment, waste col­lec­tion and pri­vacy.

City of­fi­cers have rec­om­mended it be re­fused.

The Metro North-West Joint De­vel­op­ment As­sess­ment Panel will meet at the Depart­ment of Plan­ning in Perth from 9am on Septem­ber 11.
