Plenty of property sales, not enough people
In the 12-month period to February 1, 2017, Gippsland amassed more than 10,000 property transactions making it one of regional Victoria’s hottest property markets.
Bass Coast was the region’s most prolific for ‘regional-residential’ sales, with Wellington achieving the greatest number of transactions above four hectares in the ‘rural-lifestyle’ and ‘rural-farming’ property sectors.
“The last 12 to 24 months has been a buoyant period for regional and rural property sales across Victoria and with interest rates still at historic lows and buyers seeking value outside of Melbourne’s inflated property market, I can’t see this easing anytime soon” said Jason Hellyer, general manager for Ray White Rural Property Victoria.
Jason visited Ray White Drouin last week together with Ray White Group joint chairman Paul White and director Matt White.
The men believe that the popularity of Gippsland, particularly West Gippsland, is based on its close proximity to key attractions such as Mt Baw Baw, South Gippsland beaches and Phillip Island, the Gippsland Lakes and Melbourne.
With its median property price of around $365,000 Drouin has become popular with investors, residents and commuters escaping the sprawl of Melbourne.
These people can live within a comfortable walking distance of rail links and can buy a modern, 2 bathroom property with caravan parking space and get good bang for their buck.
Vince Di Grazia and his team at Ray White Drouin joined the Ray White Group in March 2017.
Paul White said “the Ray White Group is ecstatic to have Vince and his team on board. Gippsland is a brand that is known Australiawide for its great lifestyle and for being a robust, fertile area that is always producing.
“Vince’s family values and his farming background are important to us and I see Vince and his team as a real asset to the Ray White Group.”
According to figures sourced from Property Data Solution’s PriceFinder application, more than 1,300 additional new properties were listed for sale across the Gippsland region in the last 30 days.
The consistently strong numbers are creating employment opportunities in the real estate sector for people across regional Victoria.
“As more property comes on to market the challenge for agency principals is how to manage that growth, and key to managing growth is recruitment of new talent into the industry” Jason said.
“Across regional and rural Australia real estate agencies are always looking for good people to join them. I often find there’s never a shortage of career opportunities but there’s always a shortage of good people”.
There are many career pathways within the real estate industry including administration, property management, personal assistants and real estate sales.
Most real estate agencies provide access to training, support and resources to help people succeed and grow their careers.
“Now would be a great time to pick up the phone and introduce yourself to your local real estate agency principal - they’d be delighted to talk to you” said Jason.
