The developer of a subdivisio­n at 60 Warragul-Korumburra Rd is proposing to remove over a dozen mature trees and create over 260 residentia­l allotments with an average size of 589 square metres with many being 374sqm.

They don’t plan to provide any green space at this stage, instead electing to make a cash contributi­on to the shire to provide green space elsewhere.

How does this benefit the occupants of this developmen­t?

The Baw Baw Settlement Management Plan 2013 adopts a standard density of 10.5 dwellings per hectare growing to 12.5 by 2026.

The 10.5 per hectare is favoured in recognitio­n of Baw Baw's rural character.

This subdivisio­n is proposing a density of 13 dwellings per hectare - already exceeding the 2026 figure.

It is stated that growth in peri-urban areas (Warragul-Drouin) “needs to be managed to protect and enhance their identified valued attributes”.

I would like to see a Brooker Park style walking/cycling track extend to the south side of Warragul (and further north also). This southern track could be named after the developer for posterity.

It makes sense to utilize the wetlands at the bottom of the hill and run a green-corridor up through the existing vacant land separating the existing estates from the new developmen­t.

It doesn’t have to be built now, but it should be included in the plan.

Once this high-density developmen­t is in place the opportunit­y will be gone forever.

Is this how we, the greater community, want to see our area developed?

Do we want high-density housing devouring our green vistas?

Do we get a say in how the area is to be developed or only the developers?
