Council support for Trafalgar infill proposal
A second house will be developed on a residential lot fronting the Princes Hwy in Trafalgar.
Classed as infill development, planning officers recommended council approve the application, despite five objections relating to loss of privacy, noise, extra traffic, precedence for further development in the areas and additional residents in the area.
The application sought to build a second house on the lot at 19 Princes Hwy and approval of a two lot subdivision to create a 425 square metre and 610 square metre lot.
The second house will be built behind an existing house.
Planning officers said the proposal would provide diversity in housing stock and was consistent with the moderate growth rate expected for Trafalgar.
The report to council said there were similar dual occupancy development in Dodemaids and Chapmans Rds. “It is considered that the proposal is respectful of the neighbourhood character of the area and proposes an acceptable dwelling density,” planners said.
Cr Darren Wallace said the application demonstrated high compliance with planning standards.
He said the application sought approval for an infill development and the proposal was respectful of existing neighbourhood character.
Cr Wallace said the objectors raised valid concerns that come up time and time again “but they just don’t stack up.”
“This property fronts the highway and railway line so I don’t see that noise will be a factor,” he said.
Cr Joe Gauci said when there is pressure on farmland all around towns and council has the opportunity for infill development, such projects should be supported.
“There aren’t too many reason why this shouldn’t happen,” he said.
Cr Danny Goss said the reason the application came to council was the number of objections.
“I get it, if you’re living next door you don’t want change but unfortunately for them this meets all the requirements of the planning scheme,” he said.
