This 52.25ha (129-acre) property has all-weather access from Barkers Rd via Windmill Rd, with gravel road access to sheds.
The country is gently undulating with excellent drainage. Soils are heavy brown loam, suitable for growing all types of crops, especially lucerne.
The total area is cultivated with 40.46ha under pivot irrigation.
Included is an extremely well set up irrigation plant with two near-new centre pivot units, underground mains, electric motor, pump and computer system. Power supply has also been installed to both centre pivots.
It has an annual water allocation of 252 megalitres from the Condamine River, plus a 40-megalitre water harvesting allocation. The property has a CSG water supply agreement that supplies an average of about 11 megalitres per month.
