Sellers cash on in

Low stock levels are continuing to push up competitio­n among house hunters on the Gold Coast

HOMEOWNERS wanting to take advantage of the spring selling season are putting their properties on the market to keep up with the surging demand from buyers.

But there’s still not enough stock to satisfy buyer activity, according to leading agents.

Harcourts Coastal sales director Rob Forde said the agency was on the cusp of recording a record month in terms of listings and sales.

“We have had a huge start to spring,” Mr Forde said. “This year the traditiona­l spring season has been different. We found winter was very strong for us and now that we’re in spring, it has started the way we expected, if not even better.”

Last weekend, Harcourts Coastal agent Stuart Reeder took 4 Skye Court to auction where it sold under the hammer for $2.1 million.

Mr Forde said confidence was returning to the Gold Coast market. “We have had strong listings this week,” he said. “I think with sellers there was that apprehensi­on with COVID-19 but that’s definitely starting to go now.”

Kollosche managing director Michael Kollosche said inquiry had surged coming into spring but some homeowners were still sitting tight. “Our inquiry levels have doubled on some properties and across some we are even seeing three times the volume of inquiries,” Mr Kollosche said. “There’s not as much coming to market probably as a result of low interest rates and there being no urgency to sell.”

Mr Kollosche predicted the market to remain strong throughout the year. “I think we’re going to see more of the same from now up until Christmas.”

Seller Nicole Marino’s Robina property hit the market this week with a price tag of $2.195 million.

Ms Marino said she and her husband chose to list their home in spring to take advantage of an influx of buyers with the warmer months providing the perfect opportunit­y to showcase their house.
