Records continue to tumble

Suburb records are being frequently reset on the Coast but it’s not always the expected areas that are pulling in big sales

IT has been another week for breaking records, with two suburbs registerin­g record sales prices.

A property in Helensvale, built to house members of the Malaysian royal family, has shattered the suburb record after selling for $4.1m.

Despite Helensvale only recently achieving a new highest price when the iconic Octagon House sold to YouTube prankster Jackson O’Doherty for $2.9m in July, the most recent sale surpassed it by $1.2m.

The waterfront mansion at 10-12 Edgewater Place was sold to a Melbourneb­ased buyer who will look to relocate to the Gold Coast in the new year.

William Sarti, Sam Guo and Julia Kuo of Kollosche negotiated the deal after the house passed in at auction earlier this year.

A renovated home on the waterfront at 19 Notre Dame Court, Varsity Lakes, cruised beyond the suburb’s record price this week, selling for $1.7m.

The seller acquired the property just three months earlier for $1m and carried out a Palm Springs-inspired makeover before re-listing it. The home was snapped up by a Sydney buyer, through Yasmin Spencer and Conal Martin of Kingfisher Realty, and will also seek to move to the Coast once border restrictio­ns are lifted.

The previous record in Varsity Lakes was held by 9 Valetta Crescent, which sold for $1.57m in 2019.

While not breaking a suburb record 10 Smugglers Court sailed passed its peers in the Runaway Islands precinct of Runaway

Bay. Set to go to auction on November 9 it was sold within a week for $2.5m through Michael Harvey of Harcourts Coastal.

The price paid for the five-bedroom home on a 999sq m block has cleared past sales in the locale and is well above the previous price paid for it, which was $1.015m in 2017.

The record-breaking sums being paid for property continues to push house prices across the board higher, with the median rising a further $13,000 last week to come to rest at $810,000.

Units rose a more modest $5000, stopping at $490,000.
