Last chance for buyers as central lots disappear

AS land near the Coast becomes ever more scarce, locals are ensuring they don’t miss out, by buying up what are some of the last vacant lots within striking distance of the beachfront. Only a few blocks remain in the 180-lot masterplan­ned Riverina Gold Coast estate being built by Pointcorp on a 17ha site in Carrara, 10 minutes inland of Burleigh Heads.

Developed over four stages, Stages One and Two have already sold out, with a total 11 lakefront and river lots remaining.

Ranging in size from 375sq m to 740sq m, the estate’s average lot price is $600,000 with premium riverfront blocks selling in Stage Four fetching upwards of $1m.

The opportunit­y to buy a block of land on the central Gold Coast, was too hard to pass up for property investor Michelle Cozens, pictured right, who bought a lot in Stage One of the developmen­t within weeks of it being launched.

Ms Cozens said: “I have had a lot of experience building homes, and I was immediatel­y impressed by Riverina.

“You can’t find land like this anywhere else on the Gold Coast, unless you are prepared to go a long way out.

“There is basically no quality land left. The only other way to secure land in a central location is to buy an old home and knock it down, which is far more expensive.”

Ms Cozens said Riverina was close to everything and had exceptiona­l facilities.

“The location, with access to the lake and the river, is also very appealing,” she said.

Riverina includes in its design a 26-berth marina with deep-water access for residents’ exclusive use, and a central 2.8ha lake with a pontoon for unpowered watercraft, fishing and other recreation­al activities.

A state-of-the-art private residents club will feature a café, library, gym and cinema, with additional resort amenities including a 25m pool, children’s playground as well as a network of walking and cycling tracks that traverse the estate. These will be intertwine­d with picnic areas, exercise stations and tennis courts.

Louka Vitale of ProjX Group, which is managing the sales of Riverina Gold Coast, said all house blocks in the estate had been released to market with only a small number of river and lake-front lots remaining..

Ms Cozens intends to build a luxury fivebedroo­m, three-bathroom double-storey home with 2.7m ceilings and two large living areas, with constructi­on to be completed by November.

She said she was also considerin­g adding a waterfront lot to her Riverina portfolio.

“I did a lot of research when I was considerin­g buying my block and spent quite a bit of time walking around the area – it’s a fabulous location.”
