Big-ticket sales shore up riverfront market

Aluxury riverfront home in Benowa Waters which sold days after passing in at auction was one of the Gold Coast’s highest sales of the week. The double-storey home on a 908sq m lot at 145 Sir Bruce Small Bld sold for $4.68m following a marketing campaign by Sam Guo and Julia Kuo, of Kollosche.

It was sold to a NSW-based buyer who had not bid at auction, but made an offer a week later after a virtual tour of the property. The vendors pocketed more than $1m from the sale, having purchased the sixbedroom, eight-bathroom house for $3.525m 18 months earlier.

Mr Guo said the property presented particular­ly well, with the vendors having completed cosmetic improvemen­ts including interior and exterior painting, and modernisin­g the kitchen.

“This was a strong price in this market, as we are seeing continued demand for quality waterfront properties in good areas like this,” Mr Guo said.

PropTrack’s February Market Trends report shows house prices in Benowa were up more than 4 per cent over the past 3 months, while growth over 12 months exceeded 20 per cent.

The contempora­ry home’s features included a 7.6m high ceilings in the entry hall, with polished timber stairs leading upstairs to where five of the six large bedrooms are located, all with ensuites and walk-in robes.

The master suite is particular­ly lavish, with a spa ensuite and water views, while downstairs offers self-contained living quarters, with a separate entrance, kitchen and living zone, bedroom and bathroom.

There’s also a standout al fresco entertaini­ng terrace and outdoor kitchen, plus a pool and pontoon.

It comes just weeks after the $8m sale of a newly renovated contempora­ry mansion offering a “sophistica­ted waterfront lifestyle” at 68 The Promenade, Isle of Capri.

The glamorous four-bedroom, threebathr­oom house marketed by Eddie Wardale, of Kollosche, featured dramatic voids and expansive use of glass for a seamless connection to outdoors.

The Kollosche team closed another Main River deal on Monday, with 8 Freyburg St, Sorrento sold for $3.3m.

The four-bedroom, three-bathroom home located in a tightly held location last changed hands seven years ago.

Set amid tropical gardens on a generous 1026sq m parcel, the two-storey home’s luxury features included a lagoon-style pool and spa, wine cellar and bar, and granite finishes in the kitchen.
