House sells after a year on market

Buyers are still chasing luxury new-builds with one selling for $5m

AWATERFRON­T mansion has sold in a deal worth $5 million after more than a year on the market. The Broadbeach Waters property, at 104 Monaco St, was first listed in January, 2022 and is finally under contract after 414 days, property records reveal.

The high-end new build, completed in December, 2022, was first offered to the market during its constructi­on stage with a price tag of $5.3 million. It was taken to auction in January, 2023.

In February, Kollosche’s Jay Helprin and Michael Kollosche took over the marketing campaign and snagged a buyer in an offmarket deal within three days.

“My colleague Daniel Sharp was working with the buyers — he came through an open home and thought it would suit them,” Mr Helprin said. “We then negotiated with them. The property is located in Broadbeach Waters’ sought-after “golden triangle” and embodies contempora­ry coastal design.

On the southern Coast, a Coolangatt­a apartment, which had stood vacant for more than five years, drew more than 100 bids when it went under the hammer, selling to a Brisbane family for $2.365m.

It was the weekend’s highest auction result on the Gold Coast, with 15 buyers registerin­g to bid for the three-bedroom sub-penthouse in the beachfront Points North holiday complex on Marine Pde.

Marketing agent Jason Monk, of McGrath, said the 22nd floor unit was a deceased estate which came to market for the first time in 30 years, presenting a rare “blank canvas” opportunit­y within the tightly held building.

“The apartment was a diamond in the rough, having remained unoccupied for over five years,” Mr Monk said.

“Our bidders were a blend of investors and people looking for a holiday home as well as owner-occupiers, and we also had a good selection of current owners in the building wanting to upgrade from twobedders, with this being one of only eight three-bedroom apartments in Points North.”

A Brisbane family secured the unit for their holiday home. Auction clearance rates across the Gold Coast dipped to 37 per cent, down 10 per cent from last month.
