Coomera Waters proving top value

Quality homes abound in lesser-known luxury suburb

AN OWNER-BUILT home inspired by the modern mansions of Hollywood Hills has set a new record price for a non-waterfront property in

Coomera.

The four-bedroom, three-bathroom luxury home at 18 Bobsled Lane in the emerging luxury pocket of Coomera Waters sold for $2.15m, the highest price achieved for a single residentia­l lot on a dry block in the northern Gold Coast suburb.

Designed and built in 2018 by Mitchell and Jan Welsh, of MJM Designer Homes, the home on a 1059sq m lot was marketed by Josh Finch and Ian Spurle, of McGrath.

The property listing described the home’s bold style as, “straight out of the Hollywood Hills”, with contempora­ry finishes including polished concrete flooring and sleek black cabinetry with natural stone and timber accents.

Spacious family living is spread over the downstairs level, where the entry foyer leads onto an open-plan living, dining and kitchen with butler’s pantry.

Three bedrooms and two bathrooms as well as a family room are also on this floor, which flows out to the patio and pool surrounded by al fresco decking.

The home’s top level is given over to the master bedroom suite, complete with a walk-in robe to satisfy any fashion lover, luxurious ensuite, office and private lounge.

Mr Welsh said the masterplan­ned community of Coomera Waters had come of age, with new high-end homes lifting property values in the fast-growing hotspot.

“Prices in the area have certainly risen a lot in the last 4 years and I can’t see it stopping,” Mr Welsh said.

“Coomera Waters is a bit of a hidden gem, there’s a lot of quality new builds going in.”

Mr Welsh said he built the family’s Bobsled Lane home with his two sons.

MJM Designer Homes had completed a number of builds in the Northern Territory and Victoria before the family moved to the Gold Coast about six years ago.

Mr Finch said buyers with a budget of about $2m were finding greater value and newer quality homes in the Coomera Waters area compared to the surroundin­g longer-establishe­d waterfront luxury estates of Hope Island or Paradise Point.

“A lot of people simply fell in love with the design of this home,” he said.

Coomera’s previous dry block record of $2m was set in November 2022 with another builder’s home, a five-bedroom Hamptons-style home at 5 Ambermerle Way, also marketed by McGrath.
