Stepping into vacancy
A STAIRCASE manufacturer has taken up residence in the Molendinar industrial precinct.
Slattery and Acquroff Stairs Qld has relocated to 1/13 Enterprise St, taking a five-year lease over the 1030sq m premises.
The
single-storey
metal- clad building is one of two at 13 Enterprise St, a 9560sq m site that includes plenty of hardstand space, and provides truck access, a high-clearance manufacturing area and heavy-duty three-phase power.
The property is held by Norman Flodine, who acquired it for $4.8 million and whose structural engineering business, Cantilever, operates from the second building and specialises in jump systems for construction of tall buildings.
The lease was negotiated by Pat Cavanagh, of Colliers International, at a gross annual rental of $115,000.
Mr Cavanagh
said
the leased building was surplus to Mr Flodine’s needs. He said the tenant has relocated to the property from Arundel, where the business had been operating for more than 10 years.
“The company specialises in the manufacture of timber stairs and balustrades,” Mr Cavanagh said.
“Its principals have spent a significant sum to upgrade the building, including its showroom and offices, for a longterm commitment.”
Mr Cavanagh said the rent was reflective of the rates achieved for older-style metalclad buildings in the Molendinar precinct.
