The real winners, however, are the current and future residents of Watermark.”

“We did a release of a mini phase of ten lots last fall and sold out in six months,” shares Jones of MDC, who to date has brought 235 lots to market plus 101 villas. “In total there will be 479 single family homes by build out in the next five years.”

“Our original concept has really come to life the way we envisioned,” adds Jones of Watermark that is located on the boundary of Calgary and Rocky View County. ‘There are no other communitie­s this close to Calgary with fully serviced lots of this size.”

“The difference between what you get here and in the inner city with its narrow frontages and neighbors four feet away is astounding,” admits Jones. “Our smallest lots are eighty feet wide with a minimal separation of 25 feet between homes that are set back nine meters from the street. It creates a terrific streetscap­e with extraordin­ary landscapin­g potential and a great open feel.”

Comprised of families, it is often said that it evokes a wistful nostalgia driven by its close sense of community. “A friend of mine who recently moved here told me that within a couple of weeks their daughter had been invited to two or three birthday parties. We have so much parkland plus the pavilion and that translates into many opportunit­ies to get out and about and meet your neighbors,” shares Jones, adding that the community hosts several functions each year including Stampede events, Easter egg hunts, and movie night in the park.

Featuring a total of 5 kilometers of paved pathways at build out and Glenbow Ranch Provincial Park next door, the City of Calgary is further developing Haskayne Park, which will connect to Glenbow, allowing residents to walk or bike to the provincial park and even Cochrane.
