Watermark’s newest phase of 17 lots located just north of the community’s central plaza, promises something for everybody. Featuring walkout lots, lots backing onto a cascading pond system, and the main central plaza pond, the selection offers the size you want with those builders of distinction—a talented builder group with the quality craftsmanship and expertise to bring each dream home.

Now opening the doors to their new show homes, Astoria Custom Homes, New West Luxury Homes, and Wolf Custom Homes showcase the latest trends in the luxury estate market. Ready to impress with their attention to detail, stylish innovations, and luxurious function, each are masters at bringing to life unique visions of today’s multi-faceted lifestyle.

With phase five’s average lot size of .30 acres and lot prices starting at $365,000 (with lot and home packages starting at 1.2 million), Macdonald Development Corporation is enthusiastic to continue its winning streak that is a testament to home pride and everything that goes with it. “Having been recognized as the best community at the local, provincial, and national levels is obviously something we are extremely proud of,” shares Matthew Jones, senior director of development for Macdonald Development Corporation. “It is quite a testament to our fabulous builders and the tremendous work that has gone into creating the Watermark community. The real winners, however, are the current and future residents of Watermark.”

“We did a release of a mini phase of ten lots last fall and sold out in six months,” shares Jones of MDC, who to date has brought 235 lots to market plus 101 villas. “In total there will be 479 single family homes by build out in the next five years.”

An ideal location with lots that range from one-quarter acre to over one acre in size, Watermark hosts 46 acres of parkland that captures 17 ponds, three playgrounds, and a central plaza that shares an outdoor kitchen, pavilion, picnic tables, a fire pit, barbeques, a basketball court, and a sports field.

A distinctive collection of estate homes framed by nature, Watermark enjoys both the serenity of its pristine setting and close proximity to the necessities of life. With Glenbow Ranch Provincial Park directly west with its 3,200 acres of unspoiled parkland along the Bow River, there are also two extraordinary golf courses—bearspaw and Lynx Ridge—just minutes away.

Offering quick access to northwest Calgary’s most important thoroughfares, Crowchild Trail, Stoney Trail, Country Hills Boulevard, and the Trans-canada Highway can take you downtown or out of town swiftly and easily. Grocery stores, shopping malls, ski hills, and sports complexes are all close by with schools and medical centres equally accessible. “The LRT is only five minutes away, which is great for the entire family, and being on the west side of the city brings one that much closer to the recreation activities that the Rocky’s have to offer,” cites Jones.

“Our original concept has really come to life the way we envisioned,” adds Jones of Watermark that is located on the boundary of Calgary and Rocky View County. ‘There are no other communities this close to Calgary with fully serviced lots of this size.”

“The difference between what you get here and in the inner city with its narrow frontages and neighbors four feet away is astounding,” admits Jones. “Our smallest lots are eighty feet wide with a minimal separation of 25 feet between homes that are set back nine meters from the street. It creates a terrific streetscape with extraordinary landscaping potential and a great open feel.”

Comprised of families, it is often said that it evokes a wistful nostalgia driven by its close sense of community. “A friend of mine who recently moved here told me that within a couple of weeks their daughter had been invited to two or three birthday parties. We have so much parkland plus the pavilion and that translates into many opportunities to get out and about and meet your neighbors,” shares Jones, adding that the community hosts several functions each year including Stampede events, Easter egg hunts, and movie night in the park.

Featuring a total of 5 kilometers of paved pathways at build out and Glenbow Ranch Provincial Park next door, the City of Calgary is further developing Haskayne Park, which will connect to Glenbow, allowing residents to walk or bike to the provincial park and even Cochrane.

With architectural codes that afford a variety of home styles and plenty of creativity, they conform to quality standards that ensure value, authenticity, and variety within the community.

“Ultimately, the main draw for many is the lot sizes. We have the first three phases completed and people can see the vision of Watermark and its millions of dollars of amenities that they can enjoy now,” admits Jones. “It removes all the guess work.”
