Project sales pushed in B.C.’s Okana­gan

The or­ga­nizer of a much-talked-about “ bulk” sales cam­paign is tak­ing its B.C. Lower Main­land suc­cess — more than 750 res­i­dences sold since Fe­bru­ary — to the Okana­gan.

MAC Mar­ket­ing So­lu­tions says it now is the bro­ker for a Pen­tic­ton, B.C., de­vel­op­ment, Al­y­sen Place, and a West­bank, B.C., de­vel­op­ment, Mi­rav­ista.

The Pen­tic­ton as­sign­ment is from a court-ap­pointed re­ceiver.

In Al­y­sen Place, 34 of the homes are sold and oc­cu­pied and 35 are un­sold, MAC reports.

Price re­duc­tions range from 20 to 55 per cent and av­er­age more than $200,000 per home.

“Since start­ing to mar­ket Al­y­sen Place, the MAC Bulk pro­gram has sold eight homes — a great sales vol­ume con­sid­er­ing Al­y­sen Place has not sold a home for over 18 months,” says MAC’s Cam McNeill.

At Mi­rav­ista, 189 of the homes are sold and oc­cu­pied and 35 are un­sold. Re­duc­tions in the MAC news re­lease range from $70,900 to $93,900.

“The Okana­gan is now show­ing all of the same mar­ket fun­da­men­tals that we have started to see in Van­cou­ver since Fe­bru­ary, when the MAC Bulk team first sold 400 homes for Onni,” says McNeill.

“The re­al­i­ties of the Okana­gan area are clear — it has the least num­ber of hous­ing starts in Canada, the fi­nanc­ing rates are near record lows and prices have been re­duced to be­low the re­place­ment costs of the pro­jects.”
