Ur­ban liv­ing in small-town set­ting

The lat­est condo de­vel­op­ment for To­day’s Com­mu­ni­ties is in the heart of Air­drie.

It’s lo­cated along the vi­brant re­vi­tal­iza­tion of First Street, where new street­lamps and land­scap­ing are just the start of a resur­gence that in­cludes new busi­nesses and res­i­dences to pave the way for ur­ban liv­ing in a small city.

The street is right next to the main hub of Air­drie, so it’s close to ev­ery­thing.

Such ameni­ties mean Air­drie is at­tract­ing young and old alike — peo­ple who are looking for city con­ve­niences with a small-town flavour.

Smith’s Cross­ing is a four-storey apart­ment con­do­minium with the first floor ded­i­cated to com­mer­cial/re­tail. The three floors above that are all one-and two-bed­room con­do­minium units with balco- nies and open liv­ing spa­ces.

The units range from 676 square feet to 927 square feet and all have heated un­der­ground park­ing and stor­age lock­ers for each unit. Ceil­ings on the sec­ond and third floor are nine-feet high, with the fourth floor ceil­ings eight feet, nine inches.

A to­tal of 18 units are in the com­plex and 12 have al­ready sold, de­spite the fact the of­fi­cial open­ing of Smith’s Cross­ing was just last week.

“The ma­jor­ity of pur­chasers are in the midst of down­siz­ing and ap­pre­ci­ate the prox­im­ity of Smith’s Cross­ing to the shops, restau­rants and recre­ation is only a few blocks away,” says Erin Kerr, who is mar­ket­ing co-or­di­na­tor for Unity Builders Group, the par­ent com­pany of To­day’s Homes.

The show suite con­tains 906 square feet of space.

Right from the front door, the two-bed­room, two-bath­room unit is open and invit­ing.

The home opens up to the kitchen on the right, fol­lowed by a small area for the nook, then the great room with ac­cess to the bal­cony.

It’s all vis­i­ble as soon as you en­ter the suite.

The kitchen is in an L-shape, with cup­boards that wrap around the cor­ner. They’re made of maple wood in a warm, rich brown stain.

Stan­dards in the home are high. The coun­ter­tops are gran­ite — a dark grey with brown in the show suite — and ap­pli­ances are stain­less steel.

A full ap­pli­ance pack­age is sup­plied, in­clud­ing a washer and dryer and stain­less steel kitchen ap­pli­ances.

A full-height back­splash in the kitchen fills the walls be­tween up­per and lower cab­i­nets.

From the foyer, the stor­age cup­board is to the left and it’s a good size. Not only does it hold the stacked washer and dryer, it also has room to keep many other items.

The great room ahead is a good size and con­tains a cor­ner gas fire­place that’s built right into the wall, al­low­ing the tile sur­round to be flush to the wall sur­face.

Dou­ble slider doors lead to the bal­cony, where a half wall pro­vides some pri­vacy for suites on the sec­ond floor. The top floors have rails.

The two bed­rooms are sep­a­rated from each other, again to max­i­mize pri­vacy for home­own­ers. They are at each side of the main liv­ing area.

For con­ve­nience, the sec­ond bed­room on the right is ad­ja­cent to the main bath­room.

The mas­ter suite on the left has a walk-in closet and full en­suite with a tub/shower com­bi­na­tion unit.
