There are some things you just don’t fool with. Like your mom’s spaghetti sauce recipe. Oh, you might try something different on occasion, but you come always come back to what you know.
In business, the same is true. You don’t mess with success.
You might tweak a product a tiny bit, but as the adage goes, if it ain’t broke, don’t fix it.
Hawthorne Homes, the multifamily building division of Carma Developers, has found success with its Mosaic projects because it responds to a need in the marketplace.
“This makes it an even dozen projects for Mosaic,” says Hawthorne general manager Wendy Jabusch, following the recent opening of Mosaic Cranston.
C MOver the years, Hawthorne has built 1,528 units, including the Cranston project, and has 524 more on the books.
Mosaic offers a blend of affordability, a good stable of solid floor plans and a choice of finishings.
At Mosaic Cranston — which is located just east of the Deerfoot Trail at the Cranston Avenue exit — prices start at $270,000. Home sizes run from 720 to 1,450 square feet.
“Our market is and always has been younger people, singles and couples from their 20s to 40s — and more than half are typically first-time buyers,” says Jabusch, who rejoined Carma two years ago.
While heavy equipment continues to ready the dirt for construction, Hawthorne is opening an onsite sales centre to respond to the strong interest in the homes from buyers.
“We’re seeing a lot of interest from people already living in the community,” says Jabusch. “With the new hospital being so close by, new retail right across the street and the residents’ association facilities next door, we’re anticipating good traffic.”
By August, five show homes should be open. Three of them will be two-storey townhouses, while the other two will showcase single-level living.
Occupancies are expected to begin this fall.
Mosaic Cranston will offer contemporary townhouses with single-and double-attached garages. Homes will come with one to three bedrooms and will have either a rear or mid-main floor kitchen and in-suite laundry.
