There are some things you just don’t fool with. Like your mom’s spaghetti sauce recipe. Oh, you might try some­thing dif­fer­ent on oc­ca­sion, but you come al­ways come back to what you know.

In busi­ness, the same is true. You don’t mess with suc­cess.

You might tweak a prod­uct a tiny bit, but as the adage goes, if it ain’t broke, don’t fix it.

Hawthorne Homes, the mul­ti­fam­ily build­ing divi­sion of Carma De­vel­op­ers, has found suc­cess with its Mo­saic projects be­cause it re­sponds to a need in the mar­ket­place.

“This makes it an even dozen projects for Mo­saic,” says Hawthorne gen­eral man­ager Wendy Jabusch, fol­low­ing the re­cent open­ing of Mo­saic Cranston.

C MOver the years, Hawthorne has built 1,528 units, in­clud­ing the Cranston project, and has 524 more on the books.

Mo­saic of­fers a blend of af­ford­abil­ity, a good sta­ble of solid floor plans and a choice of fin­ish­ings.

At Mo­saic Cranston — which is lo­cated just east of the Deer­foot Trail at the Cranston Av­enue exit — prices start at $270,000. Home sizes run from 720 to 1,450 square feet.

“Our mar­ket is and al­ways has been younger peo­ple, sin­gles and cou­ples from their 20s to 40s — and more than half are typ­i­cally first-time buy­ers,” says Jabusch, who re­joined Carma two years ago.

While heavy equip­ment con­tin­ues to ready the dirt for constructi­on, Hawthorne is open­ing an on­site sales cen­tre to re­spond to the strong in­ter­est in the homes from buy­ers.

“We’re see­ing a lot of in­ter­est from peo­ple al­ready liv­ing in the com­mu­nity,” says Jabusch. “With the new hospi­tal be­ing so close by, new re­tail right across the street and the res­i­dents’ as­so­ci­a­tion fa­cil­i­ties next door, we’re an­tic­i­pat­ing good traf­fic.”

By Au­gust, five show homes should be open. Three of them will be two-storey town­houses, while the other two will show­case sin­gle-level liv­ing.

Oc­cu­pan­cies are ex­pected to be­gin this fall.

Mo­saic Cranston will of­fer con­tem­po­rary town­houses with sin­gle-and dou­ble-at­tached garages. Homes will come with one to three bed­rooms and will have ei­ther a rear or mid-main floor kitchen and in-suite laun­dry.
