Take a group of three builder/de­vel­oper part­ners, add a prac­ti­cal floor plan with room to spare, mix in a pop­u­lar new com­mu­nity that has green space all through it — and add a dash of spice.

That is Sage Hill Vil­lage, the lat­est town­house de­vel­op­ment in north­west Cal­gary.

The de­vel­op­ment will con­sist of 58 town­houses, each three-bed­room units of more than 1,100 square feet with an at­tached, sin­gle-car garage.

The project is be­ing de­vel­oped in a joint ven­ture with Slokker Group, Prima De­vel­op­ments and Com­pass Rose Homes.

“The Sage Hill Vil­lage de­vel­op­ment group in­te­grates sev­eral decades of lo­cal and in­ter­na­tional de­vel­op­ment ex­pe­ri­ence into ev­ery home we build,” says Brent Ling, pres­i­dent of Prima De­vel­op­ments.

“My com­pany is plan­ning to joint ven­ture a num­ber of real es­tate de­vel­op­ment projects with Slokker.”

Ling has been in­volved in the res­i­den­tial constructi­on in­dus­try in Cal­gary for more than 30 years in var­i­ous man­age­ment, se­nior ex­ec­u­tive and own­er­ship po­si­tions.

In busi­ness for seven decades, the Slokker Group is an in­ter­na­tional real es­tate de­vel­op­ment and constructi­on com­pany that’s com­pleted hun­dreds of real es­tate projects and in­vest­ment prop­er­ties in North Amer­ica.

The Dutch de­vel­oper opened a new divi­sion in Cal­gary two years ago, Slokker Canada West Inc. It is cur­rently de­vel­op­ing two mul­ti­fam­ily res­i­den­tial projects cur­rently — The River­ton at Park­dale in Cal­gary, and River­stone at Cochrane.

The River­ton is a 26-unit, up­scale apart­ment con­do­minium just steps from the Bow River, while River­stone is a 91-unit town­house com­mu­nity ad­ja­cent to the Cochrane golf club.

Com­pass Rose Homes is the builder of the River­stone project.

Sage Hill Vil­lage will com­bine the ex­per­tise of all three groups, says Ling, adding the project is in the right lo­ca­tion.

“Sage Hill is one of the fastest-grow­ing new com­mu­ni­ties in north­west Cal­gary,” he says.

“It’s def­i­nitely a fam­ily com­mu­nity with nat­u­ral ravines and walk­ing paths.”

The de­vel­op­ment, it­self, bor­ders one such green space.

The town­homes have spec­i­fi­ca­tions that in­clude nine-foot main floor ceil­ings, six ap­pli­ances (in­clud­ing a washer/dryer com­bi­na­tion unit), up­per-floor laun­dry and a win­dow blinds pack­age.

The floor plan has spa­cious mas­ter bed­rooms with en­suites and walk-in clos­ets, as well as a de­signer kitchen with a cor­ner pantry and cen­tre is­land.

Some of the units of­fer walk­out base­ments with sun­shine win­dows over­look­ing the ravine.

And it’s priced right, says Ling. “It’s one of the most af­ford­able new town­home de­vel­op­ments in the north­west.”

In­tro­duc­tory prices start from the $250,000s.

Constructi­on is ex­pected to be­gin July 1, with buy­ers tak­ing pos­ses­sions by the end of the year.
