Sage Hill Village latest townhouses in northwest

Take a group of three builder/developer partners, add a practical floor plan with room to spare, mix in a popular new community that has green space all through it — and add a dash of spice.
That is Sage Hill Village, the latest townhouse development in northwest Calgary.
The development will consist of 58 townhouses, each three-bedroom units of more than 1,100 square feet with an attached, single-car garage.
The project is being developed in a joint venture with Slokker Group, Prima Developments and Compass Rose Homes.
“The Sage Hill Village development group integrates several decades of local and international development experience into every home we build,” says Brent Ling, president of Prima Developments.
“My company is planning to joint venture a number of real estate development projects with Slokker.”
Ling has been involved in the residential construction industry in Calgary for more than 30 years in various management, senior executive and ownership positions.
In business for seven decades, the Slokker Group is an international real estate development and construction company that’s completed hundreds of real estate projects and investment properties in North America.
The Dutch developer opened a new division in Calgary two years ago, Slokker Canada West Inc. It is currently developing two multifamily residential projects currently — The Riverton at Parkdale in Calgary, and Riverstone at Cochrane.
The Riverton is a 26-unit, upscale apartment condominium just steps from the Bow River, while Riverstone is a 91-unit townhouse community adjacent to the Cochrane golf club.
Compass Rose Homes is the builder of the Riverstone project.
Sage Hill Village will combine the expertise of all three groups, says Ling, adding the project is in the right location.
“Sage Hill is one of the fastest-growing new communities in northwest Calgary,” he says.

“It’s definitely a family community with natural ravines and walking paths.”
The development, itself, borders one such green space.
The townhomes have specifications that include nine-foot main floor ceilings, six appliances (including a washer/dryer combination unit), upper-floor laundry and a window blinds package.
The floor plan has spacious master bedrooms with ensuites and walk-in closets, as well as a designer kitchen with a corner pantry and centre island.
Some of the units offer walkout basements with sunshine windows overlooking the ravine.
And it’s priced right, says Ling. “It’s one of the most affordable new townhome developments in the northwest.”
Introductory prices start from the $250,000s.
Construction is expected to begin July 1, with buyers taking possessions by the end of the year.
