Wild­stone in Panorama Hills pop­u­lar with first-time buy­ers

One of Cal­gary’s top multi-fam­ily home builders is off and run­ning with its new­est town­house devel­op­ment.

Rock­ford De­vel­op­ments Inc. is get­ting a strong re­sponse from con­sumers with its Wild­stone neigh­bour­hood in north­west Panorama Hills, says Lana Camp­bell, the com­pany’s cus­tomer ser­vice and mar­ket­ing man­ager.

“Of the 50 units in the first phase, we’ve al­ready sold 40,” she says of the 213-unit town­house devel­op­ment along Panatella Boule­vard that was launched in De­cem­ber.

For the most part, that re­sponse is com­ing from first-time buy­ers, a de­mo­graphic that has al­ways been a strong part of the mar­ket.

“First-time buy­ers are very im­por­tant to us,” says Camp­bell. “The pluses with the first-timers is in tim­ing as they usu­ally do not have a house to sell and they also don’t look as much at re­sale con­di­tions in the mar­ket­place.”

There are three key el­e­ments Rock­ford presents to these buy­ers: well thought-out and de­signed plans, a de­sir­able lo­ca­tion and af­ford­able prices.

While stan­dard plans are avail­able, buy­ers also have sev­eral cus­tom op­tions they can choose.

Not only do con­sumers have the com­fort of work­ing with the three-time win­ner of Multi-fam­ily Builder of the Year SAM (Sales and Mar­ket­ing) Award for the Cal­gary re­gion, they also have a choice of three floor plans.

One of these, the Mal­don model, was named a SAM Award win­ner in April for best de­sign of a multi-fam­ily unit mea­sur­ing 800 to 1,199 square feet.

The com­pany also won two other SAMs — best town­house priced un­der $275,000 for the Drake’s Cove devel­op­ment in Oko­toks, and best bill­board.

“We find the SAM Awards pro­gram and our re­cent win as multi-fam­ily builder of the year helps to pro­vide recog­ni­tion of our brand and gives the cus­tomers the se­cu­rity that they are deal­ing with a well-es­tab­lished and rep­utable builder — and there was a lot of in­ter­est cre­ated in our award-win­ning new plans as well,” says Camp­bell near the north­west con­struc­tion site.

With the Mal­don, along with two new mod­els — the Sonoma and the Alder­wood — the com­pany has three func­tional floor plans with a range of lay­out op­tions, says Camp­bell.

The Alder­wood will not be avail­able un­til Septem­ber.

Rock­ford has a pair of Sonoma mod­els as show homes at 396 and 398 Panatella Blvd. N.W. — one show­ing the stan­dard fea­tures and the other with up­grades.

Part of what makes the Wild­stone devel­op­ment unique is that some units have un­der-drive garages to uti­lize the slop­ing prop­er­ties.

Walk­out homes are also avail­able, along with a choice of sin­gle or dou­ble garages.

With two lev­els de­vel­oped — the lower level typ­i­cally used as garage and laun­dry area with some op­por­tu­nity for devel­op­ment — the town­houses each have three bed­rooms and one-and-a-half baths and range from 1,132 to 1,159 square feet.

Prices run from $269,900 to $290,000. Condo fees are $150 per month and an­nual home­owner as­so­ci­a­tion fees are $150.

Each town­house comes with bal­cony or pa­tio, flat­panel cab­i­nets, and a stove, dish­washer and re­frig­er­a­tor. It also has lam­i­nate coun­ter­tops, ce­ramic tile back­splashes, walk-in clos­ets, car­pet­ing, tile tub sur­rounds and low-flush toi­lets.

Op­tions in­clude hard­wood floor­ing, a gas or elec­tric fire­place, a jet­ted tub and gran­ite coun­ter­tops, along with ap­pli­ance, plumb­ing and cabi­net up­grades.

An­other fac­tor for buy­ers is also the project’s lo­ca­tion in the highly suc­cess­ful and pop­u­lar Panorama Hills com­mu­nity by Gen­star Devel­op­ment Co.

Wild­stone is wrapped on three sides by sin­gle-fam­ily hous­ing and park­land. It will also be near the un­der-con­struc­tion Gates of Panorama Hills, a 100,000-square-foot re­tail cen­tre by Royop Devel­op­ment Corp.

Be­cause of an agree­ment be­tween Rock­ford and Telus, Wild­stone will be the first town­house fi­bre-op­tic com­mu­nity in the city.

Each home will come wired for Telus tele­phone, In­ter­net and TV.
