Wildstone in Panorama Hills popular with first-time buyers
One of Calgary’s top multi-family home builders is off and running with its newest townhouse development.
Rockford Developments Inc. is getting a strong response from consumers with its Wildstone neighbourhood in northwest Panorama Hills, says Lana Campbell, the company’s customer service and marketing manager.
“Of the 50 units in the first phase, we’ve already sold 40,” she says of the 213-unit townhouse development along Panatella Boulevard that was launched in December.
For the most part, that response is coming from first-time buyers, a demographic that has always been a strong part of the market.
“First-time buyers are very important to us,” says Campbell. “The pluses with the first-timers is in timing as they usually do not have a house to sell and they also don’t look as much at resale conditions in the marketplace.”
There are three key elements Rockford presents to these buyers: well thought-out and designed plans, a desirable location and affordable prices.
While standard plans are available, buyers also have several custom options they can choose.
Not only do consumers have the comfort of working with the three-time winner of Multi-family Builder of the Year SAM (Sales and Marketing) Award for the Calgary region, they also have a choice of three floor plans.
One of these, the Maldon model, was named a SAM Award winner in April for best design of a multi-family unit measuring 800 to 1,199 square feet.

The company also won two other SAMs — best townhouse priced under $275,000 for the Drake’s Cove development in Okotoks, and best billboard.
“We find the SAM Awards program and our recent win as multi-family builder of the year helps to provide recognition of our brand and gives the customers the security that they are dealing with a well-established and reputable builder — and there was a lot of interest created in our award-winning new plans as well,” says Campbell near the northwest construction site.
With the Maldon, along with two new models — the Sonoma and the Alderwood — the company has three functional floor plans with a range of layout options, says Campbell.
The Alderwood will not be available until September.
Rockford has a pair of Sonoma models as show homes at 396 and 398 Panatella Blvd. N.W. — one showing the standard features and the other with upgrades.
Part of what makes the Wildstone development unique is that some units have under-drive garages to utilize the sloping properties.
Walkout homes are also available, along with a choice of single or double garages.
With two levels developed — the lower level typically used as garage and laundry area with some opportunity for development — the townhouses each have three bedrooms and one-and-a-half baths and range from 1,132 to 1,159 square feet.
Prices run from $269,900 to $290,000. Condo fees are $150 per month and annual homeowner association fees are $150.
Each townhouse comes with balcony or patio, flatpanel cabinets, and a stove, dishwasher and refrigerator. It also has laminate countertops, ceramic tile backsplashes, walk-in closets, carpeting, tile tub surrounds and low-flush toilets.
Options include hardwood flooring, a gas or electric fireplace, a jetted tub and granite countertops, along with appliance, plumbing and cabinet upgrades.
Another factor for buyers is also the project’s location in the highly successful and popular Panorama Hills community by Genstar Development Co.
Wildstone is wrapped on three sides by single-family housing and parkland. It will also be near the under-construction Gates of Panorama Hills, a 100,000-square-foot retail centre by Royop Development Corp.
Because of an agreement between Rockford and Telus, Wildstone will be the first townhouse fibre-optic community in the city.
Each home will come wired for Telus telephone, Internet and TV.
