The project is what Blair calls “a com­mu­nity within a com­mu­nity.”

While Evanston, it­self, has many at­trac­tions, Evanston Square adds to that with ex­tra fea­tures.

These in­clude a cen­tral court­yard for the ex­clu­sive use of Evanston Square res­i­dents that can be de­signed how­ever they see fit — be it a pri­vate park, dog walk, meet­ing place, or some­thing else.

It cre­ates a mini-com­mu­nity within the larger Evanston area, mak­ing it more ex­clu­sive, smaller and pri­vate for home­own­ers.

“The de­sign con­cept was quite sim­ple for Evanston Square,” says Blair. “The lay of the land lends it­self per­fectly to pro­vide a com­mu­nity within a com­mu­nity.”

Evanston Square con­sists of three dif­fer­ent hous­ing types: con­do­mini­ums, town­homes with garages, and back-to-back town­homes.

The town­homes with garages, which are built along the perime­ter of the square, are ori­ented to the street, adding to the devel­op­ment’s at­trac­tive­ness.

Evanston Square is the first of many projects that will in­volve “a unique col­lab­o­ra­tion be­tween Qual­ico Com­mu­ni­ties and Street­side De­vel­op­ments,” says Blair.

There is of­ten a sig­nif­i­cant con­trast be­tween multi-fam­ily homes and sin­gle-fam­ily hous­ing, says Lisa Feist, who looks af­ter sales and mar­ket­ing for Street­side.

Once the land is sold to a multi-fam­ily com­pany, it of­ten de­signs the project to fit the mar­ket — with lit­tle re­gard to the ar­chi­tec­ture of the sur­round­ing com­mu­nity, she says.

It can re­sult in a sud­den tran­si­tion be­tween sin­gle-fam­ily homes and the wall of apart­ment build­ings to come.

That’s about to change with Street­side, says Feist. “We have elected to min­i­mize den­sity and blend the build­ing form to keep a sub­tle in­te­gra­tion of prod­uct in the neigh­bour­hood.”

It is be­ing un­der­taken in col­lab­o­ra­tion with the land de­vel­oper, which in this case is Qual­ico Com­mu­ni­ties.

Look for that teamwork in fu­ture projects, says Feist, adding it will be a col­lab­o­ra­tion with all stake­hold­ers, in­clud­ing neigh­bours.

It will re­sult in in­creased sales, says Blair. “We look for­ward to in­tro­duc­ing new buy­ers into our fold with these unique projects.”

Evanston Square is the first multi-fam­ily devel­op­ment in Evanston — and its three types of hous­ing of­fer many choices.

Some of the in­te­rior fea­tures stan­dard in all homes in­clude:

Choice of three colour pal­ettes with op­tional up­grades.

Crafted cab­i­nets in a va­ri­ety of colour op­tions and pro­files.

Plush, stain-re­sis­tant car­pet with seven-pound un­der­lay.
