Condo com­plex within Air­drie in last stage

Even kings have a time limit. It’s the last chance to live in The Court­yards of King’s Heights, the mul­ti­fam­ily com­plex by Merge, the multi-fam­ily divi­sion of Beat­tie Homes, in Air­drie.

The apart­ment con­do­minium com­plex on Air­drie’s south­east side is now in the last stage of de­vel­op­ment. The last of the three build­ings that make up The Court­yards of King’s Heights is now sell­ing — 42 units of the 126 in to­tal are all that re­main in the pop­u­lar de­vel­op­ment in the Mel­cor De­vel­op­ments’ land that’s crowned with a large, open court­yard in the mid­dle for all to en­joy.

The three-storey, low-rise stacked con­do­minium com­plex sits on 2.1 hectares, with the build­ings in a U-shape, the 0.36-hectare court­yard in the mid­dle.

It fea­tures a gazebo and land­scap­ing to bring the out­side into the condo life­style.

In ad­di­tion, the am­ple park­ing spaces around the com­plex act as a buf­fer for the sur­round­ing neigh­bour­hood.

The units, them­selves, high­light the green space with spacious bal­conies to fur­ther en­hance the out­door ap­peal.

In fact, some of the floor plans in­clude two large decks and some have decks as big as 2.4 me­tres by 4.9 me­tres.

In­side, the fea­tures are made for con­ve­nience and ease of care.

Look for such stan­dards as five ap­pli­ances, in­clud­ing an over-therange mi­crowave/hood fan and a front-load­ing washer and dryer, full­height kitchen back­splash, maple cab­i­nets in kitchens, a Hunter Dou­glas blind pack­age, and roughed-in gas line on bal­conies.

Each home comes with a park­ing stall and, with an el­e­va­tor in each of the small-scale build­ings, con­ve­nience is at a pre­mium.

An­other big bonus for home­own­ers, and one that will save much money over the course of the own­er­ship pe­riod, is the con­struc­tion of the build­ings to Built Green stan­dards.

BuiltGreen is a vol­un­tary pro­gram where builders not only uti­lize green build­ing tech­niques and prod­ucts,

But they in­clude a com­po­nent of wa­ter con­ser­va­tion and waste re­cy­cling to make the homes as en­vi­ron­men­tally-friendly as pos­si­ble — and that will add up not only to a more com­fort­able, healthy home, but one that is eas­ier on the en­vi­ron­ment and will save en­ergy con­sump­tion.

“In turn, that will also help re­duce op­er­at­ing costs of the build­ings them­selves, which will lower the condo fees,” says Greg Cle­ment, man­ager of spe­cial projects for Beat­tie Homes.

“The main­te­nance free­dom of the com­plex means peo­ple will be able to en­joy their free time, not be sad­dled with up­keep and the ex­penses that go along with that.”

Both one and twobed­room units are avail­able. The onebed­room units range from 640 square feet to ap­prox­i­mately 672 square feet.

The two-bed­room mod­els are the Shine at 930 square feet with two bed­rooms, each with its own bal­cony, and the Grove II at 990 square feet with two bed­rooms and a study.

That bal­cony is a gen­er­ous 2.4 me­tres by al­most five me­tres.

With its ideal lo­ca­tion in south­east Air­drie, ac­cess to the Queen El­iz­a­beth 2 High­way is fast and con­ve­nient.

It’s close to Stoney Trail, CrossIron Mills shop­ping com­plex, and the full-ser­vice Air­drie Co-op Cen­tre just west of the QEII.

“Lo­ca­tion is ev­ery­thing,” says Cle­ment. “It is po­si­tioned on the Cal­gar­yEd­mon­ton cor­ri­dor within a 10-minute drive to the air­port and 30 min­utes to down­town.”

So far, the de­vel­op­ment has at­tracted a va­ri­ety of buy­ers, many of them sin­gles and first-time buy­ers, he says.
