THIRD: ‘List of upgrades’
This will be the third Galleries development the company has undertaken, following similar ones in Altadore and Marda Loop. “Why mess with success?,” he says. But times change and to build Galleries Renfrew, Fabro did do some “tweaking” to the designs, adding “a few more bells and whistles,” he says.
“These are high-end townhouses,” says Fabro. “Our standard specs are high, but we also have a long list of upgrades.”
There are seven floor plans available that measure from 1,390 to 1,556 square feet with two or three bedrooms and 2-½ baths.
With optional third-level development, units increase between 257 and 287 square feet on three levels. The townhouses also come with a garage and decks off the kitchen and living room.
Pre-construction prices range from $379,900 to $429,900. With construction set to begin in July, Fabro says prices will increase.
The units come with carpet, granite countertops in the kitchen and laminate in the bathrooms, 14foot ceilings on the main level, designer backsplashes and tile, and stainless steel appliances.
“In this new market, people are looking for value — bang for the buck,” says Fabro. “We have that and location as well.”
With work on Galleries Renfrew set to begin in a month and to wrap up by the end of next year, Fabro is already looking for his next job site.
“I’m not looking for anything big — just some bite-sized developments in the inner city,” he says.
