The brochures de­scribe Sil­ver­ado in Sil­ver­ado, the lat­est town­home de­vel­op­ment by Slokker Real Es­tate Group and its part­ners, as ur­ban with a lit­tle West Coast de­sign.

Look across the street from the de­vel­op­ment that borders Cal­gary’s south­west side and you’ll see a large, en­tic­ing pond with a land­scaped park sur­round­ing it.

It’s not hard to think West Coast charm.

The lo­ca­tion is ideal for the na­ture lover, as well as the fam­ily who wants to com­bine qual­ity time out­doors with a home that is main­te­nance-free.

The com­plex will con­sist of 141 townhomes by com­ple­tion.

Prices range from $247,576.80 to $275,440.80 in­clud­ing GST.

The homes are open and con­tem­po­rary, in­clud­ing fea­tures that of­fer such stan­dards as nine-foot ceil­ings with knock-down f in­ishes.

Kitchens have a large is­land, pantry closet, six ap­pli­ances — in­clud­ing an over-the-range mi­crowave/ hood fan com­bi­na­tion unit — and a bed­room-level, front-load­ing washer and dryer.

More than half a dozen floor plans are avail­able with some vari­a­tions to suit needs and wants.

Some op­tional lay­outs are avail­able for an ad­di­tional charge. But the de­sign is con­sis­tent through­out the de­vel­op­ment — the con­tem­po­rary, open floor plans, plenty of win­dows to al­low nat­u­ral light into the var­i­ous lev­els, and the main­te­nance-free ex­te­ri­ors that al­ways look great and al­low buy­ers more leisure time.

Two show homes are on site — one with stan­dard fea­tures and one with a few up­grades to show the dif­fer­ent op­tions avail­able.

Each has a den and a half bath on the f irst floor, where the garage is lo­cated.

Up­stairs, the liv­ing room, din­ing room and kitchen are all open from front to back, giv­ing them vis­ual ap­peal that makes them seem even larger.

The area is bright due to win­dows at both ends.

The stan­dard plan has light lam­i­nate hard­wood floor­ing through­out, and black gran­ite coun­ter­tops and a tile back­splash in the kitchen.

The up­graded model has dark lam­i­nate hard­wood, an up­graded cream gran­ite coun­ter­top with streaks through it for drama, and small glass tiles as the back­splash.

The liv­ing room looks out to the large pond and park across the street, while the kitchen has pa­tio doors lead­ing to a large bal­cony out back.

Up­stairs, the two bed­rooms in the stan­dard model are at each end of the unit — the main bath and closet with the stacked washer and dryer in-be­tween.

The stan­dard plan in­cludes two sep­a­rate clos­ets sep­a­rated by a built-in bu­reau.

In the up­graded model, three bed­rooms are up­stairs. The mas­ter bed­room has an ensuite with an over­sized shower.

Two clos­ets in the mas­ter span the full width of the room.

The first units in the de­vel­op­ment should be com­plete by Septem­ber.

The new units cur­rently up for sale should be ready for pos­ses­sion by Novem­ber.
