West Coast charm in city
The brochures describe Silverado in Silverado, the latest townhome development by Slokker Real Estate Group and its partners, as urban with a little West Coast design.
Look across the street from the development that borders Calgary’s southwest side and you’ll see a large, enticing pond with a landscaped park surrounding it.
It’s not hard to think West Coast charm.
The location is ideal for the nature lover, as well as the family who wants to combine quality time outdoors with a home that is maintenance-free.
The complex will consist of 141 townhomes by completion.
With the f irst phases now released, 32 of 40 units have sold in the initial offering.
The second group has just started selling — and already, six of the 23 units have sold.
Each unit has a singleattached garage at the f irst level. These are oversized, allowing room for some storage.
There are also extra stalls available outside for purchase.
The homes range from 1,182 to 1,303 square feet, with units offering either two bedrooms with a den, or three bedrooms.

Prices range from $247,576.80 to $275,440.80 including GST.
The homes are open and contemporary, including features that offer such standards as nine-foot ceilings with knock-down f inishes.
Kitchens have a large island, pantry closet, six appliances — including an over-the-range microwave/ hood fan combination unit — and a bedroom-level, front-loading washer and dryer.
More than half a dozen floor plans are available with some variations to suit needs and wants.
Some optional layouts are available for an additional charge. But the design is consistent throughout the development — the contemporary, open floor plans, plenty of windows to allow natural light into the various levels, and the maintenance-free exteriors that always look great and allow buyers more leisure time.
Two show homes are on site — one with standard features and one with a few upgrades to show the different options available.
Each has a den and a half bath on the f irst floor, where the garage is located.
Upstairs, the living room, dining room and kitchen are all open from front to back, giving them visual appeal that makes them seem even larger.
The area is bright due to windows at both ends.
The standard plan has light laminate hardwood flooring throughout, and black granite countertops and a tile backsplash in the kitchen.
The upgraded model has dark laminate hardwood, an upgraded cream granite countertop with streaks through it for drama, and small glass tiles as the backsplash.
The living room looks out to the large pond and park across the street, while the kitchen has patio doors leading to a large balcony out back.
Upstairs, the two bedrooms in the standard model are at each end of the unit — the main bath and closet with the stacked washer and dryer in-between.
The standard plan includes two separate closets separated by a built-in bureau.
In the upgraded model, three bedrooms are upstairs. The master bedroom has an ensuite with an oversized shower.
Two closets in the master span the full width of the room.
The first units in the development should be complete by September.
The new units currently up for sale should be ready for possession by November.
