“Let’s put it this way — with 16 build­ings in all, our sup­pli­ers are com­ing to the ta­ble with very sharp pen­cils,” says DaDalt.

Chimes in Bouchard: “I can guar­an­tee no one else can beat us on the types of fea­tures in­volved — there are no up­grades avail­able at York­son Creek be­cause there’s noth­ing to up­grade.”

The size of the pro­ject al­lowed for more than just eco­nomic ad­van­tages; it also al­lowed Wes Friesen, prin­ci­pal of Points West Ar­chi­tec­ture to sit­u­ate each build­ing in the best pos­si­ble lo­ca­tion.

“I got to play with the ori­en­ta­tion, where and when and how much light comes into the homes, and the great view cor­ri­dors you get out to the val­ley,” he says. “We put all of the park­ing un­der­ground to max­i­mize the green space, and took ad­van­tage of the op­por­tu­ni­ties to make pedes­trian con­nec­tions to dif­fer­ent green­ways.”

Friesen says he also en­joyed be­ing able to group the build­ings in var­i­ous clus­ters around the huge site, rather than just jam­ming them in to in­clude ev­ery pos­si­ble square inch of build­able space.

There is also no short­age of ac­cess to any­thing res­i­dents might want.

“There are ten­nis courts, soc­cer fields, base­ball di­a­monds and trails right in the back­yard,” ex­plains Bouchard. “We didn’t re­ally have to put in any ameni­ties be­cause they’ve al­ready been pro­vided by the com­mu­nity.”

Within a ra­dius of just a few kilo­me­tres are parks, big-box stores, Wil­low­brook Mall and a high school. A park-and-ride for a rapid bus sys­tem to the near­est Sky­Train sta­tion is ex­pected to be in place by mid-2012.

With all of this on the ta­ble, the only ques­tion re­main­ing is whether buy­ers should jump in now, or wait for fu­ture phases at York­son Creek. Bouchard has an an­swer for that. “The value is now — the first phase is al­ways the best deal, es­pe­cially with such a com­pet­i­tive mar­ket. But re­ally, go com­pare what we’re of­fer­ing with the other projects around. There re­ally is no competition.”
